"Arguably the finest view in Salcombe. 27' Living room with full-length 37' balcony off, kitchen, 21' master bedroom with en-suite, further bedroom, part-tiled family bathroom, carport & garage. EPC Band: D.
SITUATION Salcombe - Devon's southernmost town - is situated within an Area of Outstanding Natural Beauty. It is flanked by spectacular coastal scenery which ranks alongside anything to be found anywhere in the country and, with its 'Mediterranean-like' climate, the estuary provides a habitat for many birds and plants and is a veritable mecca for yachting and water-sports and, within the town, there are many quality shops, boutiques and eateries.
Salcombe also offers lovely sandy beaches and spectacular cliff top walking and is surrounded by beautiful rolling countryside. There are many places of outstanding natural beauty close by, including Thurlestone, Bigbury and Hope Cove, whilst Kingsbridge - 'the capital of the South Hams' - is some 6 miles distant and offers an excellent and varied range of shops, services and facilities.
The town is readily accessible by road, being little more than half an hours drive from the A38 'Devon Expressway' which links with the motorway network via the M5 at Exeter and there are excellent rail connections from Totnes to Paddington, The Midlands and The North. Exeter airport is just over an hour away by car. DESCRIPTION Great Gates comprises a secure, gated-development of just three blocks of luxury apartments and town-houses set within landscaped gardens in a highly-desirable location just a few hundred yards from the fine shops, restaurants and inns etc.
The apartment is only now available on the market for the first time since it was built and affords superbly presented accommodation throughout. The kitchen has been re-fitted recently with a range of quality Sheraton units with 'Star Galaxy' black granite worktops and Neff/Bosch appliances whilst both bedrooms are good-sized doubles.
It is, though, the living room and the balcony that is its biggest feature: Poundstone Court was built in the mid-1970's, which means it was designed for the owners, and not the developers! As such, it has a 37' full-length balcony from which truly-stunning, 180 degree estuary views are enjoyed, encompassing South Pool creek, East Portlemouth, Smalls Cove and Mill Bay beaches, and then south-westwards to The Bar and the mouth of the estuary, out to sea and the seaward horizon beyond. It is certainly a view that one could never tire of and would be perfect for sailing enthusiasts, commanding as it does an excellent view of the Salcombe Yacht Club start line.
