HISTORY:

. Originally a Victorian 'one up one down' cottage, it was doubled up with the arrival of the railway in the 1860s. Later a Victorian wing was added and the building became a popular social centre known as 'The Manor Hotel'.

. When the railway closed in 1957, The Manor Hotel became a pub with letting rooms, later, self contained apartments, and changed its name to 'The Mucky Duck'. In 2003/4 a change of use was granted for conversion into 7 residential units. Decoy Cottage was created from the prime corner section, benefiting from a large garden, adjoining parking and a Southerly aspect.

SITUATION:

. The property is situated at Lydford Junction approximately a mile and half outside the village of Lydford within the Dartmoor National Park. It adjoins Lydford Gorge, a National Trust property famous for its beautiful waterfall.

. Lydford has a primary school, inn and is close to open moorland with its opportunities for riding, walking and cycling. The towns of Okehampton and Tavistock are easily accessible, both offering educational, recreational and leisure facilities and an excellent range of supermarkets such as Waitrose. From Okehampton there is easy access to the A30 which provides a direct link to Exeter.

DESCRIPTION:

. Decoy Cottage is crafted from the 'old section' of the original building plus a number of Victorian additions. This intriguing country home boasts a wealth of character including oak flooring, sash multi paned windows, exposed roof timbers, and a sitting room fireplace with wood burner. These features combined with modern, well appointed fitments to the kitchen and a bathroom and en-suite shower room create a charming country home.

. The layout and flow of the accommodation adds to the cottage's charm. The sitting room opens to the garden and the kitchen/dining room, giving a sense of space and light. On the ground floor is a bedroom/snug/study. Located across the hall is a cloakroom and utility. The kitchen's pantry has a useful cellar with restricted head height. The first floor layout has arguably as much character with the main bedroom having vaulted ceilings and exposed timbers. The third bedroom is created from the loft and accessed via a ship's ladder, and the second bedroom has a private doorway into the main bathroom providing the option of using it as a further en-suite.
