SITUATION Old Langworthy Farm is situated in an elevated spot in the heart of the Dartmoor National Park, approximately two miles from the picturesque village of Widecombe-in-the-Moor. Widecombe is famous for its annual fair and there are several shops, post office, two pubs, church and a primary school. The village is renowned for its spectacular scenery including open moorland, ancient tors and wooded valleys bisected by numerous rivers and streams.
The A38 Devon Expressway lies nine miles to the south with easy access to Plymouth in the south and the university and cathedral city of Exeter in the north. Exeter has a comprehensive range of facilities and amenities befitting a centre of its importance including excellent shopping, dining, theatre and recreational pursuits. It also has two mainline railway stations to London Waterloo and Paddington. Exeter International Airport lies about four miles east of the city. There is also some excellent schooling in the area.
Due to its position upon the moor, there are many thousands of unspoilt moorland acres in which to enjoy a range of outdoor pursuits including walking, riding, cycling and fishing. The property also has direct outriding access onto the moor. DESCRIPTION Old Langworthy Farm is a Grade II Listed property which is believed to date back to the mid-16th Century. Of stone elevations under a tiled roof, the current owners have undertaken a comprehensive and impressive schedule of upgrade and enlargement and the property is presented extremely well throughout. Notwithstanding this, it enjoys an abundance of character features, including much exposed Dartmoor granite stonework, granite fireplaces, window seats and much exposed timberwork. It offers spacious and versatile accommodation of well over 3,000 sq.ft., including a self-contained, attached two bedroom annexe which would suit those seeking multi-generational living, or indeed those who require an income stream. THE HOUSE Covered porch with front door (rarely used) leads into the dining room which has a lovely Dartmoor granite fireplace. Overall the property amounts to about 23.15 acres. DIRECTIONAL NOTE From the M5 at Exeter proceed on the A38 dual carriageway following the signs for Plymouth. After about 11 miles take the Drumbridges exit signposted Bovey Tracey. Head towards Bovey Tracey, straight over the first roundabout and at the second roundabout turn left onto the B3387 signposted Haytor and Widecombe. After 1/3 of a mile fork left, still on the B3387, signposted to Haytor. Continue up onto the open moor following the road all the way to Widecombe-in-the-Moor. Once in the village proceed through with the church on the left and The Old Inn on the right, and continue up the hill out of the village. 100 yards or so after the last house on the right, take a right turn signposted Southcombe and proceed up the hill. Continue for just over a mile until reaching the T-junction. Turn right and Old Langworthy Farm can be found on the right hand side after approximately 600 yards. SERVICES Mains electricity.
