SITUATION Byways is situated on the fringes of the picturesque moorland village of North Bovey, located on the northern slopes of the River Bovey. The village has a strong community with village green, church, renowned public house and village hall, and is in an extremely peaceful setting within the Dartmoor National Park. The town of Moretonhampstead (2 miles) provides a good range of local facilities including shops, garage, bank, primary school, public house and hotels, swimming pool and sports pitches as well as a medical centre and church. Dartmoor with its many thousands of acres of unspoilt moorland countryside provides an excellent opportunity for a range of outdoor pursuits including excellent walking, riding, fishing and cycling. The well known Bovey Castle, which is under a mile away, has a golf course. There is excellent access via the A30 and A38 dual carriageways (both about 9 miles) which provide access to the M5 and also into South Devon and Cornwall. The university and cathedral city of Exeter lies approximately 19 miles away and has a wide range of facilities and amenities befitting a centre of its importance, including two mainline railway stations on the London Waterloo and Paddington lines. Exeter International Airport lies to the east of the city. DESCRIPTION Byways is a detached property standing in extensive grounds. Whilst the current owners have undertaken several improvements to the property, the layout and location lends itself to further enhancement and extension, subject to obtaining the necessary consents. ACCOMMODATION In the entrance area is a boiler room and utility cupboard leading through to a large kitchen/dining room. This is fitted with a number of matching eye and base level wooden units with work surfaces, range-style cooker and integral fridge. Off the inner hallway is a large living room with square bay window overlooking the garden and grounds. There are two double bedrooms as well as a box room
ursery/office. The family bathroom is fitted with a modern white suite with bath with shower over, wash basin and wc. The property benefits also from a substantial attic room. THE GROUNDS Byways is accessed via a solid gate from the lane which leads past the property to a large parking and turning area. Off this is a large workshop/store (23'4' x 19'10') of wooden construction. This has power and light connected with double and single doors to the exterior. Adjacent to the property is a studio office (24' x 8'6') again with power and light connected. To the rear of the property is a lawned garden with pond. This leads in turn to a large paddock with wooden post and rail fencing leading down to a large wooden area that goes down to the lane. Overall the property amounts to about 1.5 acres. SERVICES Mains water. Mains electricity. Oil-fired central heating. Private drainage. DIRECTIONS On leaving Exeter proceed on the B3212 to Moretonhampstead. Once in Moretonhampstead, at the first junction, proceed straight over into the centre of town and take the first left down Pound Street, just by the newsagent, and signposted to North Bovey. On entering North Bovey, drop down into the village and take the first right before the village green. The entrance to Byways is along this lane after approximately 150 yards on the left hand side.
