SITUATION Rockdene sits on the fringes of the ever popular hilltop Dartmoor town of Moretonhampstead. The town has a good range of day-to-day facilities including health centre, schooling, places of worship, post office and a good number of shops, pubs and restaurants. The larger market towns of Bovey Tracey (7 miles) and Newton Abbot (12 miles) both offer a wider range of facilities and amenities.
 
The A30 dual carriageway lies approximately 6 miles to the north giving easy access to Cornwall in the west and Exeter and the M5 motorway in the east. The A38 Devon Expressway lies approximately 7.5 miles to the south offering good access to Plymouth and Torbay as well as the South Devon coastline.
 
Due to its position within the Dartmoor National Park, there are many thousands of beautiful, unspoilt moorland acres in which to enjoy an array of outdoor pursuits including walking, riding, cycling and fishing. DESCRIPTION Built in 1907, Rockdene offers spacious and adaptable accommodation laid out over three floors and enjoys many features of a property of its age including high ceilings and bay window. Of rendered elevations beneath a tiled roof, the current owners have undertaken a comprehensive and impressive schedule of improvement including rewiring, re-plumbing, re-plastering and redecoration. ACCOMMODATION The entrance porch, with mature wisteria, leads to the vestibule with original Edwardian mosaic tiled floor leading to a spacious reception hall off which are the principal living rooms. The sitting room, with sash bay window, has a recessed fireplace with fitted wood burning stove. The dining room also has a sash bay window and leads into the kitchen with former fireplace with space for large range-style cooker. There are a range of wooden units and cupboards with walnut work surfaces, Belfast sink and space for fridge freezer. There is a rear lobby with door and stairs to the cellar together with office, cloakroom and utility room. On the half landing is a recently installed shower room and cloakroom. Off the first floor landing are 4 double bedrooms, the two south facing ones having bay windows with some excellent views across Dartmoor. On the second floor is a 5th bedroom, currently used as an office, together with feature family bathroom with free standing, cast iron, claw foot bath, wc and wash basin. OUTSIDE The property is approached from the road via two granite gateposts leading to the concrete drive which curves round to a raised, gravel patio area to the rear. A set of steps lead down to the level lawn which is interspersed with a wide range of mature flower and shrub beds. There is a paved patio with shed. The front is bordered with a castellated wall and mature hedging. SERVICES All mains services are connected. DIRECTIONS From Exeter proceed on the B3212 to Moretonhampstead. As you approach the town, turning sharp right, proceed up the hill and Rockdene can be found on the left hand side and is the first property you will see.
