"An impressive and substantial period property with proven income stream and further potential, set within the Dartmoor National Park. Main house: 6 bedrooms, 3 reception rooms, kitchen, 4 bathrooms. 1 x 2-bed s/c apartment & 1 x 1-bed s/c apartment both with open plan living areas. Off road parking. Gardens.
SITUATION 16 Court Street is situated in the heart of the popular hilltop Dartmoor town of Moretonhampstead. This has a range of facilities including health centre, school, churches, post office and a good range of shops and pubs. The larger market towns of Bovey Tracey and Newton Abbot lie seven and twelve miles distant respectively and both offer a wide range of shops and services.
Twelve miles away is the university and cathedral city of Exeter which boasts a comprehensive range of facilities and amenities one would expect of a centre of its importance, including excellent dining, shopping, theatre and sporting and recreational pursuits. Exeter has two mainline railway stations on the London Waterloo and Paddington lines as well as an international airport just four miles east of the city.
The A30 dual carriageway lies six miles to the north giving easy access to Cornwall in the west and the M5 in the east. The A38 Devon Expressway lies approximately seven and a half miles to the south offering good access to Plymouth and Torbay as well as the south Devon coastline.
Perhaps its most attractive benefit, in terms of its situation, is its location within the Dartmoor National Park. The park offers many thousands of natural and unspoilt moorland acres and an abundance of outdoor pursuits including walking, riding, cycling and fishing. This ensures a constant stream of visitors to the area throughout the year. DESCRIPTION 16 Court Street has origins that date back to, we believe, the 1830s. It was for many decades The Plymouth Inn public house although this was closed in 2003 (the pub sign hangs in the courtyard). The current owners have undertaken a comprehensive schedule of refurbishment and improvement, and the impressive accommodation is presented in extremely good order.
The property offers accommodation that is typical of a property of this nature and age, with well proportioned rooms with high ceilings, and a number of character features including several feature fireplaces. Due to the depth of the property, it is impossible from the front to appreciate just how spacious the accommodation is.
Currently the property comprises a substantial house with two established and self contained holiday apartments with good sized gardens.
On the ground floor of the main house is a welcoming sitting room with inset multi-fuel burner, natural stone wall with glass panels through to the formal dining room.
Off the large hallway is the modern fitted kitchen with a range of eye and base level units, breakfast bar, Rangemaster range cooker and walk-in pantry. There is also a large utility room/cloakroom on the ground floor.
On the first floor are five double bedrooms, one of which is en suite. In addition there is a modern fitted four piece family bathroom as well as further separate shower room.
The second floor comprises an excellent area with potential as a master suite or guest suite. There is a large sitting room with double bedroom and bathroom. There are some excellent views of the surrounding moorland countryside from the top floor.
Current holiday letting units:- MARDON VIEW This first floor self-contained holiday apartment comprises two double bedrooms, large kitchen/sitting/dining area as well as a separate shower room. THE COURTYARD This is a ground floor self-contained one bedroom holiday apartment with double bedroom, large kitchen/sitting/dining area and shower room.
Both apartments are presented very well and are available throughout the year on a holiday rental basis. We would direct you to the owner's website, www.dartmoorholiday.co.uk, for further information. Accounts are available from the agents. OUTSIDE From the road access through an archway leads to a large gravelled parking and turning area with a large level lawned garden with a number of plants and shrubs. Two timber stores. Views to Mardon Down. AGENTS NOTE The layout and use of the property is as previously described, although there is obvious potential for further income sources. These include letting the main house on a multiple letting room basis, particularly the 2nd floor which could easily be turned into a self-contained letting unit (subject to the necessary planning consents being obtained). One can also see potential, subject to obtaining the necessary consents, to create a more commercial/retail business. One can imagine tea rooms or something of that ilk. The town and national park enjoy many thousands of visitors annually. DIRECTIONAL NOTE From Exeter on the B3212 to Moretonhampstead. On entering the town go straight over at the first junction signposted Postbridge and Princetown. 16 Court Street can be found on the right hand side of this road prior to the post office.
