"Situated on the edge of this popular village is this beautifully presented detached family house with lovely free flowing and flexible accommodation.

On the ground floor off the inner lobby is a bright double aspect study and guest WC. The main hallway opens into the living room with amtico floors and a wood burner giving a lovely feeling of space. Off the hallway is the dining room comfortably seating twelve leading through to the sun room which is a lovely room overlooking the garden taking advantage of the morning and afternoon sun. The kitchen Breakfast room is fully fitted with granite work surfaces and under floor heating. The utility room has space and plumbing for a separate washer and dryer and sink unit. A guest bedroom and ensuite shower is also located on the ground floor. Upstairs the duel aspect principle bedroom is lovely and light with an ensuite bathroom and shower with under floor heating. There are three further bedrooms and a family shower room with under floor heating and a large TV games room which is over the garage which could also be used as a double bedroom.

Outside the garden is mainly laid to lawn with shrub boarders and a patio area ideal for BBQs complete with a five person Hydropool hot tub. The garage provides excellent storage space and a resin drive provides ample parking.

The village of Ipplepen has a public house, a post office newsagents, a well regarded primary school, village store, medical centre, library and cafe, bus service to both Newton Abbot and Totnes and an excellent 18 hole golf course at Dainton which is opposite a large garden centre. Communications in the area are superb with the A381, linking Totnes and Newton Abbot just one mile away. The A38 Devon Expressway is 5 miles to the north connecting Plymouth and Exeter where it joins with the M5.
