SITUATION 2 Silver Street is located in the thriving village of Ipplepen which is an extremely desirable village and has many amenities including a pre-school, primary school, very useful village shop, post office, medical centre, church and public house. Ipplepen is served well with bus routes to the principle towns of Newton Abbot and Totnes.
 
Newton Abbot is only approximately 4 miles to the north with a mainline railway station to London Paddington and further amenities including secondary education and more comprehensive shopping facilities. Totnes is approximately 5 miles to the south. The holiday resort of Torbay lies to the east and the National Park of Dartmoor to the west.
 
Ipplepen has a recreation park which comprises two all weather tennis courts, an active bowling club, children's play area and garden allotments. There is also a community cafe incorporating a library and a Conservative Club in the centre of the village. Ipplepen is serviced by a regular mobile library and is on an hourly bus route to Totnes and Newton Abbot and beyond.
