SITUATION Gloriously located on the southern edge of Dartmoor with outstanding views to the south over moorland and open countryside and to the coast in the distance. Very conveniently located a mile from the favoured village of Holne which has the Church House Inn, a 15th century public house and village hall. Situated on the Two Moors Way on the southern slopes of Dartmoor National Park, the village is surrounded in the majestic beauty of open moorland, granite tors and sparkling rivers and linked by a network of footpaths and bridleways. The extensive coastline of the southwest peninsula offers endless opportunities to enjoy water sports. Both the bustling market town of Ashburton and splendour of Buckfast Abbey are within five miles. Yet only ten minutes from the A38 giving access to Exeter and Plymouth. The northern boundary of the farm has open access onto Dartmoor itself in its glorious location for riding, walking and other sporting. DESCRIPTION Seale Stoke is a 33.63 acre holding most of the land being gently sloping pasture. The farmstead itself has a wealth of character and there is believed to have been a building on the site recorded in the Doomsday Register as Estochia and has the advantage of not being a listed building. GRAZING RIGHTS We understand that common grazing rights are registered with the property. Seale Stoke Farm has grazing rights on Holne common moor for 96 sheep and 24 ponies or bullocks. Holne common joined the Higher Level Stewardship (HLS) by the 1st of June this of which Seale Stoke is able to be part of, if wanted. On reaching the Buckfast Abbey roundabout turn left, follow up the hill turning right at Round Cross to Holne. Follow this road for approximately 4 miles into the village of Holne. Proceed through the village bearing right meeting and on reaching a T junction turn left towards the open moor. Crossing the cattle grid drive a further 500 yards, turn right and follow this road.
