"A delightful semi-detached home in a favoured part of the town, just a few minutes walk from the town centre and estuary. Lounge. Kitchen/Dining area. Three bedrooms, 1 en suite. Study. Bathroom. Delightful walled courtyard. Parking. EPC Band: D.

SITUATION AND DESCRIPTION The property is ideally located within easy reach of both the Community Primary school in Belle Cross Road and the highly-rated (Ofsted) Community College. It is also just a few minutes walking distance of the Sports Centre (with a competition-size indoor swimming pool) and the town centre, with its excellent range of shops, services and amenities, is also close at hand.
We believe that the house was built in 1992. Since then, it has been adapted and it now affords flexible, well-presented accommodation with three bedrooms spread over the three floors. There is also a most useful occasional room/study leading off the master bedroom whilst to the rear of the house is a most private and sunny Mediterranean-style courtyard garden. PLEASE REFER TO THE ATTACHED FLOORPLAN, AND THE ACCOMMODATION COMPRISES:- An obscure glazed uPVC door leads to the ENTRANCE HALL. From here, a folding double door leads in to the INNER HALL whilst a further door leads to the KITCHEN/DINER, a triple aspect room which is well-fitted with a good range of modern units topped with wood-effect, rounded-edge work surfaces and incorporating a one-and-a-half bowl stainless steel sink unit with drainer to side with splash area's in complimentary coloured ceramics. Stairs, with a cupboard under, rise up from the INNER HALL to the first floor and doors lead to BEDROOM THREE/STUDY, a front-facing room currently utilised as a study but equally as good as a ground floor bedroom and the LOUNGE which has a sliding uPVC double glazed patio doors which opens out onto the garden.
On the FIRST FLOOR, a uPVC double glazed window to the side allows light to flood in over the stairwell. Further stairs rise to the second floor.
BEDROOM ONE has a window to the rear aspect, a large built-in double wardrobe and a half-height doorway leads to a STUDY. This has a Velux window and although there is slight restrictive head-height, this would make an ideal occasional room/study/store.

SECOND FLOOR BEDROOM TWO IS galleried over the stairwell, has a vaulted ceiling with exposed feature beams and a Velux window from where fine views over the town and surrounding countryside are enjoyed.
The EN-SUITE BATHROOM has a three-piece suite comprising panel bath with mixer taps and hand-held shower attachment, pedestal hand wash basin and a low-level W.C. OUTSIDE A driveway at the front affords hardstanding room for two cars. Immediately to the front of the house is a slightly raised flower bed which is well-stocked with plantings.

To the rear is a delightful Mediterranean-style walled courtyard with a slightly raised decked area, accessed also from the lounge and kitchen. There is plenty of room for a BBQ etc and this outside space is affords private, year round seclusion. The courtyard wraps around the property and offers pedestrian gated access back around to the front of the property.
