SITUATION AND DESTCRIPTION Little Efford Farm is a superbly situated property, set within its own gardens, grounds and agricultural land in the heart of the South Hams and only a short drive from the beaches at Bantham and the stunning river Avon. It occupies a totally private and
enchanting rural setting in a sheltered valley with lovely, far reaching views across to Dartmoor. The property is approached along its own private drive on the edge of the village of Aveton Gifford, and through an unassuming entrance, which even the majority of the locals have no idea exists; making the property and location all the more desirable. The main house is not Listed and the central part dates back to the late 1700s. It is built of locally quarried stone and benefits hugely from an extension built in 1985 and adjoining indoor swimming pool beyond, which also offers considerable potential for other uses or additional accommodation. Central to the house is a character reception hallway, off which there is a fabulous 48' drawing room, at one end of which is a large bay window around which is formal seating for entertaining and which enjoys glimpses of Dartmoor in the distance above
the pond and lawns. The middle part of the room is currently used as a dining room and the far end is used more as a sitting room and has an impressive inglenook fireplace with a large 40kW wood burner. The adjoining Snooker Room could equally be used as a dining room, and has an open fireplace and French doors leading out to a sheltered terrace with a loggia covered in Wisteria. To the rear of the hall and beside the drawing room is the indoor swimming pool which is accessed both via a corridor off the drawing room and a larger terrace. It is about 40ft x 20ft and is between 4ft and 8ft deep. It has an area for entertaining or relaxing and also has a shower and changing room facilities. French doors lead out to the Pool Terrace, which enjoys the afternoon and evening sunshine. The room is impressive with a high, pine, pitched ceiling and the pool is heated via an air heat exchanger. Currently, the pool is drained of water and is in need of some minor repairs to some of the floor tiles. To the other side of the reception hallway is a delightful character sitting room that also has a wood burner and stairs that lead up to the first floor. Beyond the sitting room is the farmhouse kitchen which is a single storey extension and is understood to have once been the original Shippen. The kitchen has granite work surfaces and a gas-fired four oven Aga and stunning views out across the valley. A window to the rear that overlooks the terrace with its own loggia with wisteria and roses. Beyond the kitchen is a boot room with a downstairs WC and door to outside. Off the kitchen there is also a bedroom which has its own en suite shower room. There is also a door that leads onto the terraces to the rear of the kitchen. Beyond the bedroom is a utility with granite work surfaces and a gas fired boiler. Beside this, is a second back door that leads directly into a single carport. Upstairs there are a total of five bedrooms, three of which have en suite bath or shower rooms. The master bedroom is particularly impressive and has a large bay window matching the drawing room below and a delightful oriel window, both of which share the views out to Dartmoor. New paragraph The master bedroom suite has French doors out onto a private balcony and the en suite bathroom has a Jacuzzi bath and an integral shower. The master bedroom also enjoys a large dressing room/ walk in wardrobe. One of the other en suite bedrooms also has access onto its own balcony. There are two further bedrooms that share a family one of which is currently used as an office. GARDENS AND GROUNDS The house sits in a commanding position above the front lawn and one of the two ponds and is surrounded by beautiful mature trees. In fact, within the curtilage of grounds there are over 1,000 trees with many mature specimens including Japanese conifer, variegated Maple and Turkey Oaks. The stream fed trout pond flows through into the lower pond and greatly enhances the gardens and grounds as a whole. There is an original grass tennis court that could easily be brought back into use, below which are a series of old pig sheds that currently provide useful storage space. There is also a mower shed, a gymnasium, beside which are three stables and a tack room that is currently used as a workshop, as well as a second carport and a log shed. New paragraph Half way down the drive is a charming, original and unconverted two-storey stoneweaving barn that dates back to 1787. It is in good condition and has a new roof. Although there is currently no planning permission granted, this property would make a magnificent annexe to the main house or a holiday let, subject to gaining the necessary planning consents.
