SITUATION The Georgian town of Modbury is situated in an Area of Outstanding Natural Beauty surrounded with rolling hills, wooded glades and winding country lanes. The town is well supplied with many independent food shops, art and gift shops along with warm and inviting inns and restaurants. The town has a health centre, opticians, dentist and veterinary surgery as well as a parish church and an exceptional primary school. Some 8 miles away is Kingsbridge with a more comprehensive range of shops and services and the rugged splendour of Dartmoor is only 5 miles away.
Situated in the South Hams, the South Devon coastline offers many beautiful unspoilt beaches and fabulous coastal walks, with the stunning golden sands of Wonwell, Bigbury on Sea, Bantham and Salcombe only a short distance away.
DESCRIPTION 12 The Orchard is a very well presented ground floor apartment in a small modern development situated only a short walk away from the centre of the delightful town of Modbury. LOUNGE A generous sized room with plenty of natural light from the window and french doors overlooking the courtyard garden. Radiator, laminate flooring, ceiling pendant light, television point, telephone point.
OUTSIDE On the northwest side of the property is a low maintenance and reasonably secluded courtyard garden. This can be accessed from the lounge and with it being south and west facing, enjoys sun most of the day. A gravel area with stepping stones leads to the garden gate, from which access to Galpin Street may be obtained. PARKING This is one allocated parking space with the property, and nearby a communal bin store.
TENURE The property is held on a 999 year lease, which commenced in 2006. The current service charge amounts to ?400 per annum and a ground rent of ?125 per annum is required to be paid. The service charge covers buildings insurance, maintenance of communal parts and garden care.
