HOW TO GET THERE Hatt House is situated just off Brownston Street, on the south facing hill, rising from the centre of Modbury.
Upon arriving in Modbury from the Plymouth direction, go down the hill and past the Luscombe Maye office at the bottom of the hill on the right hand side. Then turn left into Brownston Street and proceed up the hill for 200 yards. You will see a tall red brick house on the right( before you reach the Modbury Inn) and to the right proceed along the private, unmade road at the side of Brick House and you will find Hatt House just behind it, set 30 yards back from the street. The entrance is through the white painted pedestrian gate into the brick paved courtyard. SURROUNDING AREA The Georgian town of Modbury is situated on the A379 Plymouth to Kingsbridge road and about 6 miles south of the Plymouth to Exeter A38 Expressway. Plymouth is about 12 miles to the west and Kingsbridge is 7 miles to the east with the South Devon coast about 4 miles south. Modbury itself is a small, bustling community becoming prosperous in the 17th centuary as a thriving wool town. It is surrounded by the rolling hills in the heart of the South Hams, which is an area of outstanding natural beauty. It is midway between Dartmoor 7 miles to the north and the sea with many sandy beaches. Modbury has a good range of shops, post office, hardware store, antiques, a small supermarket as well as a butcher, chemist, pubs and restaurants. The facilities include a health centre, dentist, optican, and vets. There is an excellant primary school and secondary education is in Ivybridge. The nearest mainline stations are at Totnes and Plymouth where there is also a bus station, airport and continental ferry port. Golf courses are nearby at Bigbury and Thurlestone, with sailing at Salcombe and Newton Ferrers with the well known windsurfing beaches at Bigbury on Sea. DESCRIPTION Hatt House is a Grade ll listed Georgian property, believed to have been built in 1820 as the hat maker's workshop adjoining Brick House. This attached characterful property is typical of Georgian Modbury, built mainly of brick under slate roof. Splendid period six panelled front door opening to :- HALL 5.00m(16'5'') x 2.80m(9'2'') Black and white tiled flooring, wood panelled staircase and old boarded wall on the left. Two slate shelves to period window, believed to have been used as a service window when the property was used as a hat makers house. DINING ROOM 4.15m(13'7'') x 3.55m(11'8'') Stripped wooden door and part boarded walls. Pitch pine window seat and four casement windows with views to the garden courtyard, (2 opening), window seat. Tall stripped pine larder cupboard with shelves, intregal fitted fridge and freezer with worktop, wooden doors. Wall lights and lighting in chimney recess over the gas fired Rayburn Novelle cooking range. Pine mantelpiece and arched fire surround, cupboard to the side of Rayburn.
