"Built in 1893, this elegant West-facing Victorian property is at the end of a typical terrace of the era, situated in a quiet residential location, 5 minutes walk from the town and less than 10 minutes walk from National Trust land along which runs the SW coastal path, making it ideal for walkers, dog owners and nature lovers.

Ilfracombe lies on the North Devon coast, approximately 10 miles from Barnstaple, 45 miles from the M5, close to the wonderful beaches at Woolacombe and Saunton, and is an ideal base from which to explore the beautiful coastline, all designated as an AONB (Area of Outstanding Natural Beauty). The town itself is well appointed with a theatre, a delightful harbour, a surprising number of reasonably priced good restaurants and many independent retailers. It is fast becoming recognised as a haven for artists, partly due to the interest and input from artist Damien Hurst, who owns several properties locally and has loaned his the magnificent bronze statue "Verity" to the town, which is now possibly becoming its greatest tourist attraction, along with the exceptionally beautiful landscape, which is typical of the Atlantic coast.

This spacious property comprises the ground floor of a 3 storey end of Victorian terrace building, and is of a typical design of that era. It has had an entrance porch added approximately 25 years ago when the property was converted to 3 flats, and prior to that had a rear extension added which has now become the 3rd bedroom and bathroom. The front porch with UPVC door opens into the open plan hall/kitchen/dining area. To the right is found the very light and spacious living room with bay window, electric fire and surround, double radiator and a lovely view across the valley to many other beautiful Victorian properties and the "Torrs" beyond (NT land).

The kitchen area is well fitted with modern cupboards, an electric oven and hob, plumbing for washing machine/dishwasher and space for fridge. The central heating boiler is also situated in the kitchen area.

There are 2 large bedrooms, both with double radiators and 1 ensuite, with a further good-sized bedroom at the rear of the property. The property has mains gas and gas central heating, Also to the rear of the property is situated the family bathroom fitted with a white bathroom suite and heated towel rail.
The property has a small well maintained front garden and a deceptively large attractive private back yard. A door from this back yard allows access to the double garage and there is a parking space in front of the garage door. This garage could be easily converted to a studio or workshop, has electric and has had plumbing for a washing machine which could easily be reconnected.

Currently owned by an Artist who uses the large front room as a studio space as well as a living room, and has made this property unusual and unique, it would also make a very comfortable family homeWhen enquiring please quote IATA8146"
