"An individual detached residence suitable for dual occupation or home/income in favoured village enjoying distant sea views. 4/5 bedrooms. EPC Band D.

SITUATION AND AMENITIES Red Maples is set on high ground, and enjoys contrasting views across the village to open countryside in one direction, and in the opposite direction, towards the Bristol Channel and distant Welsh coast. Berrynarbor sits just one mile from the rugged North Devon coastline, and is close to the larger coastal village of Combe Martin, and coastal town of Ilfracombe, which is about 4 miles. A regular winner of 'Best Kept Village', Berrynarbor's amenities include an olde worlde pub, primary school, church and general community store / Post Office. Barnstaple, North Devon's regional centre is about 14 miles and offers many of the well known stores, as well as rail link and direct access onto the main A361 North Devon Link Road, which eventually joins the M5 at Junction 27. The property is also within less than half an hours driving distance of the safe, sandy, surfing beaches at Croyde, Saunton, Putsborough and Woolacombe, as well as Exmoor. DESCRIPTION Originally built in 1991 by the existing owners for their own occupation, Red Maples presents colourwash rendered elevations relieved in brick, beneath a tiled roof. With its extensive sun balcony and arched verandah, the property almost has the appearance of a Mediterranean villa and has been constructed to capture both the best of the views, as well as available sunshine. The accommodation is bright, spacious and versatile, considered suitable as a principal residence, second home or would suit a family with dependent relatives or dual family occupation. The property also lends itself to running a business from home, possibly such as a therapy room, bearing in mind that the ground floor can be separately accessed and is self contained. The lower floor could even be separated into a self contained unit, possibly as a holiday let, subject to any necessary planning permission. The property is also big enough to operate on the basis of a bed and breakfast establishment, bearing in mind the proximity of local attractions.
