The current owners have thoroughly enjoyed living in this house for the past 6 years. They have lovingly enhanced and refurbished this property to create a happy welcoming and light filled family home full of warmth and charm. In every room the eye is drawn to a lovely feature and the whole house is an absolute joy to see. As you approach the canopied front door you notice the level lawned area with an attractive array of shrubs including lavender, roses and peonies and high laurel hedging provides privacy to the bay fronted sitting room. The glazed front door has an original bell pull beside it and it opens into an entrance vestibule with attractive tiling underfoot in hues of cream blue and aqua. An inner door with stained glass panels in royal blue opens into the reception hallway where you are greeted by the sense of light and space with exposed wooden floorboards underfoot. A useful cupboard provides lots of storage space. The bay fronted sitting room has a lovely view across the front garden and is fitted with bespoke base cupboards with open display shelving to either side of the chimney breast. A focal point is created by the painted brick built fireplace with a rustic oak mantel which is a working fireplace (subject to sweeping and flue checks). The dining/study room has an outlook and access to a block pavioured side area of courtyard and this is a really useful additional reception room which could be utilised in a number of different ways. The kitchen is fitted with an excellent range of wall and base units with white painted effect door fronts with complementary granite style worktop inset with a one and a half stainless steel sink and drainer. Integrated appliances include a new (2015) Neff 4-ring electric induction hob and Neff double eye-level ovens. There are spaces for a washing machine, dishwasher and a tall fridge/freezer. The kitchen is open plan to an extension which is used a breakfast room. This is a superb space with a wonderful outlook via double glazed French doors to an immaculately tended landscaped rear garden. It also has a side door and a radiator is concealed behind an attractive painted cover. Upstairs there is a superb large bay fronted double room with bespoke recessed wardrobes to either side of the chimney breast offering shelved and hanging storage space. A further large double bedroom with a view across the rear garden again provides two recessed wardrobes with painted double doors. A further small double bedroom to the rear aspect is currently used as a nursey. There is a modern shower room with a Mira shower, and a white suite with a wash hand basin inset to a vanity unit with a double cupboard below and a close coupled wc. The walls and floor are fully tiled in a neutral shade. A luxurious family bath room offers a free standing bath with telephone style mixer shower, and a small white wash hand basin with tiled splash back area. There is modern tiling to the floor and walls in grey, cream and blue hues. This has been a fabulous, light and spacious home to start our family in. The garden is a real sun trap and great for BBq's and entertaining. The neighbourhood has a real sense of community, with lots of friendly faces and people who are willing to go the extra mile for their neighbours and friends. The house is perfectly situated with the town and beach on one side and Phear Park on the other. All within walking distance. We love this house and it will take a very special property to tear us away.

In addition to the superb spacious internal accommodation this house offers a sun filled oasis of peace and tranquility in the rear landscaped garden. This is bordered by painted brick walls with latticed trellis above. Attractive riven slabs are bordered by raised walled areas of bedding filled with specimen shrubs and palms. A covered access, adjacent to the garage, leads to a rear wooden gate leading to the service lane. A block pavioured area of courtyard runs alongside the kitchen to the dining room doors. A raised patio area adjacent to the garage provides ample room for informal dining and summer barbecues. The garage too is a great bonus to have in this area for a vehicle or storage. It is block built with corrugated roofing and has a window to the rear and an up and over door to the front. It also has light and power. The house has a gas meter to the front and the gas central heating is provided via an Alpha combination wall mounted boiler located in the breakfast room.
