DESCRIPTION This semi-detached house is well located in Sweetham, just a couple of minutes from Newton St Cyres making it an ideal location for both Exeter and Crediton. There is off-road parking in the residents’ car park plus it may be possible to create further private parking on the footprint of the outbuildings (subject to permissions). The garden is south facing and has beautiful views over the surrounding countryside.

Internally, the house has a modern fitted kitchen and bathroom, gas fired central heating and uPVC double glazing throughout. The room sizes and ample and there are lovely views from both bedrooms.

Outside, the garden slopes gently and there is a wide side access to save coming through the house.

NEWTON ST CYRES is recognised as being one of the area's most picturesque villages with its ancient stone bridge and stream winding its way through the centre of the village. It has an historic parish church, primary school, post office / stores, pub and regular bus and trains every hour to Exeter (3 miles) and Crediton (4 miles).

DIRECTIONS FROM A377 at Newton St Cyres. Take the road signed to The Beer Engine (on right from Exeter, left from Crediton). Follow this road over the bridge and pass The Beer Engine (on your left), continue up the hill about 50m and turn right signed to New Estate. The car park is on the left and No 16 will be found along the row on the right hand side.
