SITUATION Peverill is situated in the heart of the Teign Valley village of Christow, just on the eastern boundary of the Dartmoor National Park. Christow has a strong community with doctor's surgery, shop/post office, village store, well-regarded pub, primary school, parish church and community centre. There are regular bus services into Exeter and Newton Abbot.
  The university and cathedral city of Exeter (8 miles) lies to the east, and has a wide range of facilities and amenities one would expect from a centre of its size and importance including excellent shopping, theatre, dining and sporting and recreational pursuits. There are mainline railway stations on the London Paddington and Waterloo lines. Exeter International Airport lies approximately 4 miles to the east of the city.
  Due to its position in the Dartmoor National Park, there is abundant opportunity for a range of outdoor pursuits within the vicinity including excellent walking, riding, cycling and fishing.
  The A38 is only 5 miles distant providing good access to both Plymouth in the south and the M5 to the north. DESCRIPTION Peveril is a detached bungalow that was once the village smithy, before being converted some forty or so years ago. The property itself would benefit from a degree of upgrade and improvement. There is obvious potential to extend the existing property, subject to obtaining the necessary consents.
  The accommodation comprises dual aspect sitting room with fireplace and inset multi-fuel burner which provides for the central heating and hot water system. There is a kitchen/breakfast room leading through to the rear porch with separate cloakroom.
  There are three bedrooms, one of which has an en suite shower plus family bathroom. THE GROUNDS It is rare for a property so close to the centre of a village to have over four acres, but Peveril has exactly that. The property is approached via the right hand side to a gravelled driveway which leads to a turning area with ample parking. The property has most recently been run as a renowned and productive nursery and the grounds are divided into two distinct parts. The lower part comprises over two acres of productive garden including several areas of level lawn, a wide range of choice species of plants and shrubs, large fruit beds, pond, orchard trees and several large vegetable patches.
  At the top end are over two acres of wonderful ancient Dartmoor woodland with a small moorland stream running through the woods to the right hand side.
  From several parts of the garden are some excellent views across the surrounding countryside.
  Overall the property amounts to about 4.5 acres. DIRECTIONAL NOTE From Exeter proceed on the B3212 towards Moretonhampstead passing through the village of Longdown. After a few miles, at Farrants Cross, turn left onto the B3193 signposted Christow, Chudleigh and Bridford. Proceed to the T-junction and turn left onto the Teign Valley Road. Continue for approximately 2 miles and take the 2nd right hand turn signposted Christow. Proceed up the hill into the village, passing the Artichoke Inn on the left.
