SITUATION 11 Oxenpark Gate is situated in a quiet cul-de-sac in the popular Dartmoor village of Bridford, which is on the eastern boundary of the national park. The village has a parish church, public house, village hall, a mobile post office and doctors surgery operates from the village hall once a week. The nearby village of Christow (1 mile) has a doctors surgery, shop, post office, pub, primary school and community centre.   There are regular bus services into Exeter and Newton Abbot. The university and cathedral city of Exeter lies approximately 9 miles to the east and has a wide range of facilities and amenities one would expect of a centre of its size, including dining, shopping, theatre and sporting and recreational pursuits. There are mainline railway stations to London Waterloo and Paddington. Exeter International Airport lies 4 miles to the east of the city.   Due to its position within the Dartmoor National Park, there is ample opportunity for a range of outdoor pursuits within the vicinity including some excellent walking, riding and cycling. DESCRIPTION 11 Oxenpark Gate is a modern attached home situated in a quiet cul-de-sac. The reverse level accommodation is very adaptable, with two double bedrooms and a modern shower room on the ground floor.   On the first floor is a modern fitted kitchen with many integral appliances including dishwasher, fridge freezer, 4-ring ceramic hob and two eye-level ovens and grill. From here a door leads out to the private rear garden. There is a large sitting room with two windows to the front. The 4th bedroom is currently being used as a separate and formal dining room. There is a also a further double bedroom as well as the family bathroom comprising a modern white 3-piece suite. OUTSIDE The property is approached via a tarmaced drive with ample off road parking. This in turn leads to the attached single garage with up-and-over door, light and power. Steps to the side lead up to the rear garden which is elevated and enjoys a high degree of privacy and seclusion. Adjoining the kitchen is a paved patio area in turn leading to an area of lawn. To one end of the garden are a number of raised vegetable beds. The garden is surrounded by panelled fencing and higher hedging at the back boundary. The garden is interspersed with mature shrubs, trees and flowerbeds. Optional Land and Equestrian Building Positioned a short distance west of Bridford, between the village and the Teign Valley road are 9.18 acres (3.72 hectares) of rolling pasture land together with an equestrian barn and storage shed. Guide ?75,000.   The land has direct road access into a hard-standing area and has been divided into 4 separate grazing paddocks with mostly post and rail fencing. There is mains water connected to various troughs within the paddocks.   The equestrian barn measures 30' x 10' and has consent for equestrian use. It is of timber construction and can be divided into 3 loose boxes, with a concrete floor and concrete apron. DIRECTIONAL NOTE From Exeter take the B3212 towards Moretonhampstead, passing through the village of Longdown. After 5 miles turn left on to the B3193 at Farrants Cross, signposted Christow, Chudleigh and Bridford. Proceed to the T-junction and turn left on to the Teign Valley Road. Take the first right signposted Bridford, continue up the hill into the village and at the T-junction turn right.
