SITUATION 2 Hillside View Cottages is situated in a peaceful spot in the Teign Valley, just outside the village of Bridford, which lies on the eastern boundary of the Dartmoor National Park. The village has a strong community with parish church, well regarded public house with local shop attached and village hall. Run by the local community is a woodland park and nature walk, and for children, a large play park. The neighbouring village of Christow (1 mile) has a well-respected primary school, larger village shop, post office and doctors surgery together with a further popular public house. There are regular bus services into Newton Abbot and Exeter. The cathedral and university city of Exeter lies approximately 9 miles to the east and has all the amenities one would expect from a regional centre of its importance, including excellent shopping, dining, theatre and recreational pursuits. Exeter also has two railway stations on the London Paddington and Waterloo lines and Exeter International Airport lies 4 miles to the east of the city. Due to its position within the Dartmoor National Park, there are many thousands of beautiful unspoilt moorland acres affording ample opportunity to enjoy a wide range of outdoor pursuits including walking, riding, cycling and fishing. DESCRIPTION The property is a period, unlisted cottage of stone elevations beneath a tiled roof. The current owners have undertaken several improvements including new windows, new insulated concrete flooring plus wood and marmolium on the ground floor as well as installing two stoves in the reception rooms with one chimney being rebuilt and both being lined, and the barn has a new roof and doors. ACCOMMODATION An entrance porch leads to the reception hallway off which are the principal rooms. The sitting room has a corner fireplace with cast iron stove and granite tiled hearth. The dining room has a similar corner fireplace with multi-fuel stove. This opens through to the kitchen, which is newly fitted with a bespoke range of units with oak worktops, 4-ring induction hob with double oven under and ceramic sink. There is space and plumbing for washing machine and a large fridge freezer. A turning staircase leads to the first floor, which has two double bedrooms, one having the original cast iron fireplace. The family bathroom is fitted with a white suite with wood panelled bath with shower over, low level wc and wash basin. THE GROUNDS The property is approached via a small bridge to a large gravelled parking and turning area. The detached, double height barn/garage (7.90m x 4m) has a new roof and timber doors. A gravelled path leads through the beautiful and colourful, well-established gardens with several small lawned areas, pond, rockery beds and seating areas. At the front of the property is a large gravelled patio that takes full advantage of the excellent aspects. To the side of the property is a greenhouse and brick-built store leading through to the top garden which has a number of well-established trees and shrubs as well as further lawned area. Overall the property amounts to about one third of an acre. SERVICES Mains water and mains electricity. Shared private drainage. DIRECTIONS From Exeter proceed on the B3212 (Moretonhampstead Road) passing through Longdown. At Farrants Cross turn left signposted Christow, Chudleigh and Bridford. Proceed to the T-junction and turn left onto the Teign Valley road. After a short distance, having passed Venn Park Garage, turn right signposted Bridford. Proceed up the hill into the village and at the first junction, turn left down through the village and after a further 50 yards, turn left signposted Christow. Continue down the hill, bearing left, for approximately 400 yards and the entrance can be found on the right hand side over the small Rookery Brook.
