"An attached Grade II Listed period cottage in popular Teign Valley village. 3 bedrooms, farmhouse-style kitchen, dining room, sitting room, 2 bathrooms. Gardens. Garage with PP.

SITUATION Court Villa is situated in an elevated spot near the heart of the Teign Valley village of Christow, just on the eastern boundary of the Dartmoor National Park. Christow has a strong community with doctor's surgery, shop/post office, village store, well-regarded pub, primary school, parish church and community centre. There are regular bus services into Exeter and Newton Abbot.
  The university and cathedral city of Exeter (8 miles) lies to the east, and has a wide range of facilities and amenities one would expect from a centre of its size and importance including excellent shopping, theatre, dining and sporting and recreational pursuits. There are mainline railway stations on the London Paddington and Waterloo lines. Exeter International Airport lies approximately 4 miles to the east of the city.
  Due to its position in the Dartmoor National Park, there is abundant opportunity for a range of outdoor pursuits within the vicinity including excellent walking, riding, cycling and fishing.
  The A38 is only 5 miles distant providing good access to both Plymouth in the south and the M5 to the north. DESCRIPTION Court Villa is an attached period cottage with origins dating back, we believe, to the 18th Century. The cottage enjoys an abundance of character features typical of a property of its age and nature, including original fireplaces, many exposed ceiling beams and individually shaped rooms.
  On the ground floor is a farmhouse-style kitchen with space for oil-fired Aga, Belfast sink and a range of units and work surfaces. There are also several exposed beams. There is a separate dining room, with feature fireplace and walk-in store off as well as sitting room with feature granite fireplace with open fire and heavy oak lintel above, and further exposed ceiling beams. Of further note on the ground floor is a boot room, utility room with cloakroom and further study area.
  On the first floor are three bedrooms, the master of which has an ensuite bathroom, as well as a substantial family bathroom. OUTSIDE The property is approached from the road via a pedestrian gate with path to the front stable door. There is a further gate to the left hand side leading to the rear door. The gardens lie to the rear and left hand side of the cottage and are laid mainly to lawn and surrounded with a number of mature trees and shrubs. Further seating area. The cottage benefits from an off road parking space as well as detached garage. AGENTS NOTE Planning permission was granted on the 10th May 2010 under planning Ref. No:0269/07 to rebuild the garage with pitched roof and room above. DIRECTIONAL NOTE From Exeter proceed on the B3212 towards Moretonhampstead passing through the village of Longdown. After 5 miles, at Farrants Cross, turn left onto the B3193 signposted Christow, Chudleigh and Bridford. Proceed to the T-junction and turn left onto the Teign Valley Road. Continue for a short while and immediately after the Teign House Inn turn right signposted Christow.
