SITUATION Hill Farm Barn is situated in a rural location outside the small village of Whitestone, only 3 miles west of the centre of the cathedral and university city of Exeter which provides a fine range of facilities befitting a centre of this importance. Road communications are good with access to the A30 dual carriageway being just over 2 miles which links to the M5 motorway (J31) and the A38 South Devon Expressway. The property enjoys views towards Dartmoor and the Teign Valley, the boundary of the National Park is within 5 miles. The Exe estuary is just beyond Exeter where there are sandy beaches and excellent facilities for sailing. Only 2 miles away is Fingle Glen Golf Course whilst there are other leisure pursuits in and around the area. The family bathroom also has limestone tiled floors and walls, a double-ended bath, wash basin and wc. Bedrooms 3 & 4 also enjoy attractive easterly views with Bedroom 4 having an exposed king pin truss. Oak and glazed door leading out to the original stone and brick steps which lead down to the garden. The master bedroom is a wonderful vaulted room with an exposed king pin truss and other exposed timbers and a south-facing mullioned window with wonderful views. Wonderful stone sett and brick steps bordered by brick and stone walls leads down to the front door with a large sweeping lawn to the right. There is a stone paved patio on the west side of the house which will enjoy the evening sun, bordered by herringbone brick walls topped with stone. On the east side of the house there is a further stone paved patio which will enjoy the morning sun, along with a further terraced area outside the utility room. There are extensive lawns on three sides of the house, bordered by park fencing at its end with further grassed areas below which extend into the field. The grass field below the house has long lane frontage and overall the property amounts to about 4 acres (TBC).
