SITUATION AND DESCRIPTION

Set in a unique and sheltered position above Old Mill Creek, the plot (Grid ref 286246 051884) enjoys panoramic views down the creek and across the valley to open fields and woodland.

The local landscape of rolling hills and wooded valleys intersected by green lanes and bridle paths offers many opportunities for walking, riding, cycling, shooting and fishing. The Dart Valley Trail, passes by the gate and there is an excellent golf course nearby. The area is a haven for wildlife, and the creek supports a wide variety of birds including wild geese and ducks, swans, little egrets, and kingfishers.

The proposed dwelling is a substantial 4-bedroom detached split-level property, carefully designed to blend into the landscape. It is to be built into the slope of the land, and clad in ecologically sound cedar boarding which will weather to a natural silver-grey colour. The roof is of profiled recycled metal sheet, which is highly sustainable, and also weathers to a natural silver-grey colour.

The building will be highly insulated, with solar panels on the south side of the roof, rainwater recycling, and an integrated heat pump, making the dwelling very energy efficient with a low carbon footprint.

The gross internal floor area extends to approximately 245 sq m

(2640 sq ft), and the accommodation is to include four bedrooms, two with en-suite facilities. The bedrooms are all on the lower floor, three with glazed doors opening directly onto the garden. A stone spiral staircase leads to the upper level, echoing the tower of the historic Hermitage Castle in the woods nearby.

On the upper floor a very light and spacious open plan kitchen/dining and living area leads through sliding glazed doors and steps down into a large garden room. These upper rooms open onto the timber balcony running around three sides of the building to take full advantage of the wonderful rural views.

Planning permission was granted by South Hams District Council on 17 December 2007 - application number 15/1619/07/F. (Please note: a further application has been submitted to renew this permission)

A condition of the planning permission is the removal of the existing dwelling from site before occupation of the new dwelling. However, it would be possible to live in the property whilst the new building was being constructed.

EXISTING

The existing dwelling is a timber framed bungalow with block-built extensions, under a part pitched and part flat roof. Although providing comfortable accommodation, the house is in need of general refurbishment and redecoration.
