SITUATION Town Living House is situated on the edge of the small village of Stockleigh Pomeroy which is a Conservation Area. The village lies 8 miles north of the cathedral and university city of Exeter, 4 miles north east of the town of Crediton, and 8 miles south west of the town of Tiverton, all centres providing various ranges of shopping, schooling and recreational facilities. The countryside surrounding the village is delightful unspoilt farmland on the fringe of the Raddon Hills. There are railway stations on the London Waterloo and Paddington lines at Exeter, Tiverton Parkway at junction 27 of the M5 motorway. Exeter International Airport is to the east of the city. DESCRIPTION The handsome period farmhouse (not Listed) occupies an open south-eastern facing location with an attractive outlook over farmland the other side of the quiet lane. It has period features befitting a house of its era with well-proportioned rooms with good ceiling heights. It has been upgraded with upvc double glazing and modern kitchen and bathrooms, though could be further upgraded if required. An impressive entrance portico with front door leads into the hallway with parquet floor, decorative arch and attractive Georgian staircase to the first floor. The sitting room is a dual aspect room with modern tiled fireplace whilst the TV room also has a modern tiled fireplace with a pair to glazed doors to the garden. Off the rear hall is a cloakroom. The living room is another well-proportioned south east facing room of good ceiling height with inglenook fireplace of local Raddon stone with inset stone seats and hood plus bressumer beam over. Period cupboards either side. The breakfast room, at the rear of the house, is another fine well-proportioned room with stone inglenook fireplace with bread oven and Rayburn open fire plus bressumer beam over. Window seat and access to back staircase plus rear door to courtyard and the outbuildings. The farmhouse kitchen is another dual aspect room with oil-fired Rayburn, range of modern oak-fronted cupboards and drawers plus sink and double electric oven. Off this is a utility room with Belfast sink plus larder. The first floor is approached off the elegant staircase with half landing and cloakroom. There are six bedrooms on the first floor, all of them being double size and many of them enjoying the attractive south-easterly aspect with rural views. There are two bathrooms, both have a bath with one of them having additionally a shower cubicle. A staircase leads up to the second floor attic rooms; the first room has been used as accommodation in the past whilst the larger attic is used for storage. OUTSIDE Fronting the quiet lane, behind a low stone wall, is the front garden of lawns with shrubs and a climbing rose. Steps lead up to the large side garden through which comes the vehicular drive which leads to a parking and turning area near the back door. There are various fine specimen trees including a cedar and a horse chestnut. At the rear of the house is a small range of stone outbuildings providing storage. ADDITIONAL LAND A short distance from the rear of the property is a pasture field of about 0.6 of an acre which is optionally available. Go through these villages following the signs to Stockleigh Pomeroy. After dropping down the hill turn left at Blacksmiths Corner Cross signposted Stockleigh Pomeroy and Town Living House is on the right after a short distance (vehicular access to the rear).
