DESCRIPTION AND LOCATION

The Barton is a most substantial barn conversion set in beautiful countryside, just outside of the Mid Devon village of Colebrook, near Crediton. This lovely property is extremely spacious and enjoys some noteworthy character features including the high, beamed kitchen ceiling and vaulted roof in the lounge area. The air of 'homely' character is compounded with items such as a wood burning stove in the lounge and the quintessential Aga cooker in the kitchen. These more traditional features are however backed up with central hearing, making the house very comfortable in the winter months. The property enjoys a quiet position, with only one adjoining neighbour (whose property, garden and parking face in the opposite direction to The Barton) and has far reaching country views from the main reception rooms. To the side of the house is a large gravelled parking area and there are generous lawned gardens that wrap around the side and rear. Also to the front of The Barton is a spacious and beautifully presented gated private courtyard that gives access to the front door of the property, plus the barn and workshop.

In addition to the extensive living space already provided at The Barton there is scope for further extension or development. There is a wonderful two storey workshop, plus a large barn that would be perfect (subject to obtaining the neccessary consents) for conversion to further accommodation.

COLEBROOKE is one of the area's picturesque villages, set in the heart of the Devonshire countryside, enjoying stunning views in most directions. The centrepiece of the village must be its historic parish church which adjoins the old village square. The charming neighbouring village of Coleford lies just over half a mile to the north and boasts one of the area's most famous inns, and the village of Yeoford with its railway station, post office, primary school and popular village inn is just 2 miles to the south. The market town of Crediton is also just a short drive away, with the City of Exeter providing more amenities a little further on.

DIRECTIONS

From Crediton take the A377 towards Barnstaple. After approximately one mile turn left at Barnstaple Cross as signposted to Coleford and Colebrooke. In the centre of the village of Coleford turn left and proceed to Colebrooke. Proceed through the village and continue for 1.25 miles. The Barton will be found on the left hand side.

The gardens themselves are laid mainly to lawn and enjoy stunning views over a small country valley and on to rolling farmland in the distance.

In essence, the property is already a wonderful family home and could be adapted further to create accommodation for relatives or a holiday business. With these factors in mind, we would wholeheartedly recommend an early viewing to avoid disappointment.
