"Spacious, semi detached 3 bedroom 1950 s house situated right in the heart of the character town of Colyton occupying a tucked away location with delightful gardens.

1 St Andrews Close is an attractive 1950 s, 3 bedroom house which is situated in the centre of the charming small town of Colyton. The house which is tucked away, was purchased approximately seven years ago by the current owner, who since that time has updated and improved the property. Improvements include installing a new kitchen, conservatory, wood effect gas stove fire, shower room with WC, flooring and re decoration and general updating throughout. The delightful gardens which wrap around the property, have also been landscaped and are a particular feature of the property enjoying a lovely view of the octagonal church tower.

A canopy porch gives cover to the front stable door which opens to the entrance hall. A door to the right leads into the kitchen dining room which is a sizable double aspect room with views over the garden with a range of fully fitted white gloss base and wall units with white slimline worktops and an inset one and a half bowl sink. Alongside this is an oven and hob with extractor over, space and plumbing for washing machine, dishwasher and under counter freezer and integrated fridge. The gas central heating boiler is housed in a cupboard and there is a deep understairs storage cupboard and tiled flooring. Wood effect flooring flows throughout most of the ground floor with the living room being at the rear of the property. This is a double aspect room with a large bay window enjoying lovely views over the surrounding garden and a new gas wood effect stove set on a slate hearth. Sliding patio doors give access to a wrap around conservatory with glazed roofing and further sliding patio doors accessing the rear garden. In addition, on the ground floor there is a bathroom comprising a white suite with window to front and tile effect flooring with close coupled WC and wash basin set over a vanity unit.

Stairs rise to the landing which has access to under eaves storage with an automatic light. Bedroom one is situated at the rear of the property and is a well proportioned double room with a range of fitted wardrobes and a window looking over the gardens with views towards the countryside in the distance. There are two further bedrooms bedroom two is a double room with stripped wooden floorboards and a window overlooking the gardens to the front whilst bedroom three is a slightly smaller single room, again with windows looking over the garden. There is also a shower room which is fully tiled with large walk in shower, WC with wash basin and tiled floor.

Access is gained to the property from St Andrews Close to the rear of two other properties with rights of access via a pathway that leads to a private gate for number one. In addition, there is a further access for just number one only, towards the top end of the garden which links almost directly opposite Dolphin Street car park, where permit parking can be purchased a nominal fee is paid annually for this access to EDDC . A pathway wraps around the property with water tap and steps leading up to a gravelled pathway that runs along the rear boundary of the side of the garden. The delightful gardens wrap around the whole property, which has a lawned area to the rear of the property with a decked seating area with natural stone wall boundary beyond and a garden shed. The gardens are filled with numerous flowering shrubs and plants including some small trees such as magnolia, cherry, walnut and eucalyptus. The gardens continue round to the front of the property with a further lawned area which is surrounded by a mixture of low stone walling and fencing providing a good deal of privacy to the garden with pergola and pretty flower borders.
