Situation & Amenities The property is situated just off the Bideford to Holsworthy road on the former Annery Country Estate in a quiet and tranquil position. Close to the small village of Saltrens, just to the south of the River Torridge valley and midway between Bideford and Torrington. There is a local school, church, pub and community shop in neighbouring Monkleigh, Torrington and Bideford offer good local shopping facilities together with a choice of schools and other amenities. The property is on a school bus route to Monkleigh, Torrington, Bideford and Barnstaple. Barnstaple the commercial centre for North Devon is within easy reach and both the M5 motorway network and Tiverton Parkway Station are within approximately 1 hour travelling distance, giving easy access to the rest of the country. The countryside surrounding Saltrens is typical of the area and offer delightful walks, riding and cycling including the dedicated Tarka Trail of the Torridge Valley. The nearby coastline offers bathing, fishing and sailing at Instow and Appledore, as well as quiet coves and bays on the Southwest coast path together with large surfing beaches at Westward Ho!, Saunton Sands and Croyde. There is also a choice of golf courses within the area, the nearest being at Westward Ho! and Torrington. Description / History Hunters Lodge sits on the grounds of the former manor house of the Annery Country Estate. The majority of the estate was purchased by the current vendors family approximately 51 years ago (excluding the manor and the old stables). The manor house itself was shortly demolished and in the early 1960's, Hunters Lodge was built on the site. It is surrounded by its own land approximately 4.8 acres in total, which is a mixture of garden, woodland and pasture. It also enjoys far reaching panoramic views over the surrounding countryside towards Weare Giffard. There is also an outbuilding that offers potential for other uses, subject to the necessary planning permissions, as well as a tarmac tennis court. The property itself is a spacious detached bungalow with two reception rooms, two conservatories, a kitchen / breakfast room and four bedrooms, all in need of modernisation and updating. It is thought that there is potential to enlarge the current dwelling, subject to the necessary planning permissions. Access is then available to the surrounding paddock, has level areas as well as a sloping section. At the top right hand side of the paddock is a tarmac tennis court. As you enter the property to the right hand side of the track is an area of woodland. Directions From Bideford Quay with the River Torridge on your left hand side proceed towards Torrington on the A386 signposted towards Torrington and Holsworthy. Proceed along this road until reaching Landcross village. Turn right signposted towards Holsworthy on the A388. Proceed along this road for approximately 1 mile. Then turn left into an unnamed lane, passing the lodge house on your left hand side. Continue for a short distance and then take the left hand fork. Follow this lane around passing the old stables on your right hand side. The driveway to the property is located in front of you.
