Situation Higher Watchcombe Farm occupies a delightful position overlooking the Umborne Valley which is in the East Devon Area of Outstanding Natural Beauty The Jurassic Coast.

The picturesque East Devon coastline is within 4 miles whilst the coastal resorts of Lyme Regis and Sidmouth are both about 10 miles.

Colyton Grammer School (3 miles) has a fine reputation and Higher Watchcombe Farm is within their catchment area. The towns of Axminster (4 miles) and Honiton (4 miles) have a wide range of amenities and facilities including stations on the
London Waterloo line. The university and cathedral city of Exeter and the county town of Taunton are also within easy reach.
The property is 2 miles from the A35, which links to the A30 at Honiton, which then connects to the A303 and the M3. Introduction The property comprises a Grade II Listed 16th Century farmhouse with flexible accommodation including a self-contained holiday letting unit or annexe at the western end, together with five equipped holiday letting cottages, set in approximately 2 ? acres overlooking the Umborne Valley. The Lodge provides a sitting/dining room, kitchen and bathroom on the ground floor and two bedrooms on the first floor. There are charming period features including a flagstone floor, wooden spiral staircase and a Beer stone fireplace with heavy wooden beam mantle over. The Cottages The holiday cottages were converted from a range of traditional farm buildings in the 1970s and sleep between 2 and 6 guests. All cottages have a Visit Britain 4 Star grading. The Barn (sleeps 6) This is a two storey cottage with a sitting room /dining room and kitchen. Three bedrooms and a bathroom on the first floor. The private patio outside provides superb valley views. The Granary (sleeps 6) A two storey cottage with open plan sitting room/dining room and kitchen. Bathroom. Three bedrooms on the first floor. Private terrace with valley views. Garden Cottage (sleeps 2/3) A two storey cottage with open plan sitting/dining room and kitchen. Spacious bedroom and bathroom on the first floor. Decked area with views over the Umborne Valley. Orchard Cottage (sleeps 4) Two storey cottage with open plan sitting/dining room and kitchen. Two bedrooms and a bathroom. Decked area with views over the Umborne Valley. Meg's Roost (sleeps 2) A detached single storey cottage at the top of the drive. Open plan sitting room/dining room/kitchen open to a raised sleeping area. Shower Room. The Grounds The farmhouse and cottages are surrounded by lawns, mature planting and an orchard. The land extends to 2 ? acres and includes a paddock and childrens play area. Buildings Adjoining the farmhouse is a workshop/store (17'4 x 7'5). There is also a greenhouse and summer house. Close to the paddock is a stable block (28'8 x 9'7), double open fronted garage (18'4 x 17'11) and adjacent games room

(23'6 x 15'4) with under floor heating and exposed roof trusses.
