"PP FOR CHANGE OF USE TO RESIDENTIAL. This fascinating and delightful home has been the village post office and shop for many years. However, due to ill health, the owners are giving up and the property has been granted planning permission for change of use to residential. The property already offers well presented and characterful three bedroom accommodation with sitting room, dining hall, kitchen and breakfast room but the extensive shop and post office premises can now be added to the accommodation to form a substantial home, which could provide four bedrooms and three or four reception rooms depending on how it is altered. The most surprising additional bonus to the property is a very large stone barn currently used for garaging and storage, which could be converted to use as an annexe or holiday letting opportunity (subject to PP). Alternatively, this is a great space for work or hobbies as well as providing off road parking if preferred. Outside, is a pretty walled courtyard garden facing south to make the most of the sun. The property is Grade II Listed and is situated in the heart of this pretty East Devon village just 2.5 miles from the market town of Axminster and 3 miles from the sea and harbour at Axmouth. N.B. This is not on a main road.

Additional Information The property is Grade II Listed and we assume that this also applies to the barn. A woodworm treatment was carried out on the loft and all the barn timber approx. 10 years ago. This is still under guarantee. Musbury is a small village in East Devon lying between the towns of Axminster and Seaton. The greater part of the parish is in an Area of Outstanding Natural Beauty (AONB), and the centre of the village is a designated Conservation Area. The village amenities consist of a primary school, a Church and a Chapel, Village Hall, Shop and Post Office, Garage/Petrol Station/Convenience Store, a Pub, play ground and allotments. Council Tax East Devon District Council. Currently band B for the accommodation. However, it is likely that the property would be re-banded once changed to full residential use. The post office is separately banded and is subject to 100% relief. You may download, store and use the material for your own personal use and research.
