SITUATION The property is situated just outside the hamlet of Holy City, approximately one mile from the thriving village of Chardstock within the Blackdown Hills Area of Outstanding Natural Beauty. The village has a primary school, Church and village pub.
  Axminster is 5 miles to the south, with the River Cottage Canteen, a full range of local amenities including schools, health centre, hospital, recreational facilities and a main line rail station to London and Exeter. The sea and beaches at Lyme Regis, Axmouth and Beer are about a 30 minute drive away. There is easy access to the A30, the A303 and the M5.
  About 30 miles west is the University and Cathedral city of Exeter, which offers a majority of the leading department stores expected of a county capital, together with a wide choice of state and private education, hospitals and Exeter international airport. The market town of Taunton is approximately 17 miles to the north. DESCRIPTION Constructed around the turn of the 20th century, 1 Cuckholds Pit is a substantial semi-detached house with fine views across the surrounding countryside. The house is built of brick under a slate roof, with well proportioned rooms and double glazing.
  A small hallway leads into the large sitting room with a fireplace, accommodating the multi-fuel stove and back boiler, and built-in shelving and cupboards to both sides. The kitchen has a small range of kitchen units with a stainless steel single drainer sink overlooking the rear. There is also a useful larder. From the kitchen access can be gained to the downstairs bathroom and to a rear hallway leading to a cloakroom. On the first floor are two large double bedrooms and a third single bedroom, with views over the surrounding countryside.
  Outside, the property is approached from the lane with parking for a single vehicle and a basic garage.
