LOCATION
Overseal is situated 3 miles south of Swadlincote, in South Derbyshire. The village was once part of the district of Seal, which included quite a number of settlements, many of which form Netherseal and Overseal today. The "Seal" suggests the area was once heavily forested - Nether meaning 'lower' and Over meaning 'upper'. Over Seal was one of the lordships given in the reign of Henry III, by William de Meisham, in marriage with his daughter, to Wm. de Appleby, together with a park, a wood, and a mill, called Woodlandes. More recently Overseal is in the heart of an area designated National Forest, and as such there are numerous walks and outdoor activities available literally on your doorstep, including the National cycle track and Conkers just a 10 minute stroll away. There is also a village primary school, a village community hall, post office general store a pub and a mini-market.

DESCRIPTION - GROUND FLOOR
A traditional style semi detached house, this property has UPVC double glazing and gas central heating throughout. To the front a door opens into the lounge, which has a coal effect gas fire, tiled fireplace and wooden surround. A door opens from the lounge to an open hall, with under stairs cupboard, and doorway to the dining room, where there's a further door to stairs to first floor and stairs and a door to the kitchen. The kitchen has a good range of wall and base units with built in electric hob and oven, integrated fridge freezer, appliance spaces and door to the rear yard along with a door to the bathroom. The bathroom has a corner bath, wash basin and WC.

DESCRIPTION - FIRST FLOOR
The stairs from the dining room lead to a landing, with the bedrooms off. The master is a good sized double located to the front of the house. Bedroom two is also a double, overlooking the rear garden, with an over stairs cupboard. Bedroom three is located to the end of the hall and is a single overlooking the garden.

OUTSIDE
To the front there's block paved off road parking and a side access leading to a gate to the rear yard, which is also block paved. Beyond the yard, there's a large lawn with border, leading to a brick outhouse and garden store. Beyond this there's and even large, fully enclosed lawn.

DIRECTIONS
From our Swadlincote office, turn left into Civic Way, and take the second exit at the Sainsburys island. Continue along William Nadin Way following he signs for the A444. Take the first exit left at the island onto A444 and continue straight on at the next island and continue up the hill and straight on at the island onto Burton Road. Enter Overseal and take the left turn at the traffic lights next to the Church onto Woodville Road where the house is situated on the right hand side, clearly identified by our Newton Fallowell for sale board.
