LOCATION
Overseal is situated 3 miles south of Swadlincote, in South Derbyshire. The village was once part of the district of Seal, which included a number of settlements, many of which form what are now Netherseal and Overseal . The "Seal" suggests the area was once heavily forested (Nether means 'lower' and Over means 'upper'). Over Seal, called also Little and Spital Seile, was one of the lordships given, in the reign of Henry III, by William de Meisham, in marriage with his daughter, to Wm. de Appleby, together with a park, a wood, and a mill, called Woodlandes. Overseal is in the heart of an area designated National Forest, and as such there are numerous walks and outdoor activities available on your doorstep, including the National cycle track and Conkers just a 10 minute stroll away. There is also a village primary school, a village community hall, post office, general store, pub and a mini market.

DESCRIPTION
A much improved, semi detached dormer style bungalow, this property has UPVC double glazing and gas central heating throughout. The main entrance is to the side, where a door opens to the entrance hallway with stairs off to the first floor and doors to the accommodation. First off the hall is the large lounge, with an electric fire set to a marble style fireplace and wooden surround. An Archway leads through to a dining room to the front, whilst a door to the rear opens to the kitchen. Recently re-fitted, the kitchen has a good range of wall and base units with a built in hob and electric oven, integrtaed fridge freezer and washing machine. A door from the kitchen opens to a large conservatory, with a ceramic tiled floor, french doors to the rear and side door. Also off the hall is the master bedroom, which has built in wradrobes, and the main bathroom, with bath, electric shower, wash basin and WC. The stairs from the hall lead to the first floor and remaining bedrooms. Bedroom two is a good sized double overlooking the rear, and with useful eaves storage space. Bedroom three also overlooks the rear and is a good sized single. The shower room completes the accommodation and has a shower cubicle, wash basin and WC.

OUTSIDE
To the front, there's an ornamental paved garden alongside a drive with parking for several cars leading to a detached garage. To the rear there's a private and not overlooked patio and lawn with borders.

DIRECTIONS
Travelling along the A444 from Swadlincote towards Overseal and the M42 at the Toons island take the second exit, following the road to the village of Overseal. Once in the village continue along Burton Road, past the Co-OP, taking a left turn before the traffic lights into Coronation Street. At the end of Coronation Street, turn right onto Woodlands Road, then right again into Woodlands Crescent where the property is located straight ahead clearly identified by our Newton Fallowell "For Sale" board.
