LOCATION
Overseal is situated 3 miles south of Swadlincote, in South Derbyshire. The village was once part of the district of Seal, which included quite a number of settlements, many of which form Netherseal and Overseal today. The "Seal" suggests the area was once heavily forested - Nether meaning 'lower' and Over meaning 'upper'. Over Seal was one of the lordships given in the reign of Henry III, by William de Meisham, in marriage with his daughter, to Wm. de Appleby, together with a park, a wood, and a mill, called Woodlandes. More recently Overseal is in the heart of an area designated National Forest, and as such there are numerous walks and outdoor activities available literally on your doorstep, including the National cycle track and Conkers just a 10 minute stroll away. There is also a village primary school, a village community hall, post office general store a pub and a mini-market.

At the top of the stairs is the landing with the bedrooms and shower room leading off. The master is situated to the front and is a double room enjoying views of the garden. A built in wardrobe is situated over the stairwell and has rustic painted floorboards. Bedroom two is a good size single situated to the rear. Completing the accommodation is the shower room which has a modern suite comprising of walk-in shower, w/c and wash basin.

OUTSIDE
To the front of the property is two off road parking spaces with steps upto the front garden which is currently laid to astro turf. A pathway leads upto the main entrance of the property. To the rear of the property is a shared access used along with the neighbouring properties. Off the access are three outhouses. One is used for the storage of the gas bottles (central heating). The middle out house has electricity and water supply for for household appliances.

HOW TO GET THERE:
From our Swadlincote office, turn left into Civic Way, and take the second exit at the Sainsburys island. Continue along William Nadin Way following he signs for the A444. Take the first exit left at the island onto A444 and continue straight on at the next island and continue up the hill and straight on at the island onto Burton Road. Enter Overseal and take the left turn onto Moira Road, continue towards Moira where the turning for Gorsey Leys can be found on the left. The house is situated on the left hand side, clearly identified by our Newton Fallowell for sale board.
