"This immaculate stone built cottage has been significantly extended by the current owners to a very high standard. With extensive living space, a balcony terrace with wonderful far reaching views, new kitchen, new bathroom and new main bedroom, this is an elegant and stylish home.

Located on a very quiet lane which is accessed only by this property and the one next door, there is parking beside the home for two vehicles. We adore the beautiful tiered gardens, with lots of seating areas offering differing vantage points from which to enjoy the views.

On the ground floor, an entrance porch leads through to the shiny new breakfast kitchen and on through to a sun room with balcony off , sitting room and dining area. To the first floor are two spacious double bedrooms and a family bathroom, with a versatile, light and airy loft room accessed via a sturdy pull down ladder. Underneath the balcony and accessed from the garden is a huge undercroft which is currently used as a utility room store room and has a WC.

Outside, the tiered gardens have been lovingly tended and developed by the current owners.

Middleton by Wirksworth is a small hilltop village with a multitude of walks and cycling routes leading from the village via the High Peak Trail and Middleton Moor. Two differing pubs offer real ale and cooked meals. Wirksworth, with independent shops and restaurants, a health centre, schools and much more is within walking distance. The Peak District, Matlock, Cromford, Carsington Water and the High Peak Trail are very close by.

Front Of The Home And Gardens Accessed along a quiet lane off Main Street, this home occupies a triangular plot with panoramic views north, east and south. A traditional Derbyshire dry stone wall forms the extensive boundary, with verdant planted borders packed with a range of bushes and trees. These include Mountain Box plants and roses. Entrance Porch With a vaulted ceiling and barrier mat, this is the perfect space to kick off your boots after a hearty local walk on Middleton Moor or the High Peak Trail. There is a tall east facing window, radiator, ceiling light fitting and space for coat hooks. A solid pine door with two tall glazed panels leads into the kitchen.

Breakfast Kitchen 4.35 x 3.6 14 3" x 11 9" This is a lovely bright, open room with a central island which has cabinets beneath and a breakfast bar with space for three stools beneath. Natural light floods in from all angles thanks to the wide north facing window, a west facing window and full height glazed doors through to the Sun Room.

The kitchen has light oak effect laminate flooring and underfloor heating controlled by a Prowarm wall mounted digital panel.

The wide L shaped oak worktop has a contemporary Blanco ceramic sink and drainer with modern swan chrome mixer tap. The distinctive kitchen has a large number of sleek glossy slate grey high and low level cabinets including full height cupboards in the far left corner. The kitchen features an integral Zanussi 4 ring gas hob with electric oven below and a Neff brushed chrome extractor fan above. There are also an integrated Neff dishwasher and space for a large fridge freezer.

Sun Room 3.7 x 1.65 12 1" x 5 4" With magnificent views over the village rooftops and, beyond, to the rolling green countryside, this is the perfect spot to relax alone or with friends and family. The room has oak laminate floor with underfloor heating, power points, a ceiling light fitting and door onto the balcony.

Balcony Terrace This splendid balcony has unrivalled views of the village, the church opposite and the Derbyshire Dales countryside. The balcony comprises a paved terrace and is bordered by iron railings. There is plenty of space for seating, dining and plant pots.

Sitting Room 3.56 x 3.33 11 8" x 10 11" From the kitchen, a pine door with stained glass panels leads into the combined sitting and dining room.

If you can tear yourself away from the amazing views through the large window, the focal point of this room is the large log burner and flue. It is set upon a wide tiled hearth within a stone fireplace with mahogany mantelpiece. The room is carpeted and has a radiator, ceiling light fitting, skirting boards and ceiling coving. Bedroom Two 4.35 x 3.65 14 3" x 11 11" The fantastic dual aspect main bedroom has views to the north and east. The exposed stone wall was previously an external wall, so this readily shows the extent of the extension. This room has lots of space for a double or king size bed, seating and additional furniture. The room is carpeted and has a radiator and ceiling light fitting.

Loft Room 3.73m x 3.58m plus eaves 12 3" x 11 9" plus eaves This versatile room is currently used as a home office but is suitable for various purposes including as an easily accessible storage space.
