It s such a bright and inviting home too. Upstairs on the first floor there s bedroom 4, the family bathroom with some cupboard space and a large room that spans the width of the home which could be a living room OR a large double bedroom. To the top floor there s 3 further bedrooms including the master. There s fitted wardrobes in there, always a bonus! and the en suite too. Outside, the garden is low maintenance with some lawn and patio areas, benefitting from an outside tap and outdoor power sockets. There s also a gate to access a walkway which leads you down to a car park, where you ll find a single garage and allocated parking. Overall a well presented, spacious, versatile family home in a great area!

Welcome to my home. I ve lived here since the property was built. I ve been really happy living here raising my 2 children and our cat. What I ve loved about living here is the space and versatility of the rooms, with plenty of space when family and friends have visited. We ve embraced village life and have really felt like part of the community with the local school and various activities on offer. We ve liked walks to the Mease meadow only 2 mins away, where my children learnt how to ride a bike, walks to the parks, soft play and being in the countryside just great. We have fab neighbours and have found the road quiet. The easy access to the A50 and walking to the pub, chip shop and local shops are all an enjoyable part of village life! My children are now at university and I m getting married and moving to Nottingham. A new chapter! I hope this home finds a new chapter with as much happiness as it has for us.

The Area

The village of Hilton is a fantastic family village and has something for everyone in the family. There are two Primary Schools, Hilton Spencer Academy and The Mease Spencer Academy which both feed through to John Port School in the neighbouring village of Etwall. Within Hilton there are also plenty of essential amenities including, a doctors with two pharmacies, The Post Office, several nurseries, Tesco Express, Aldi and plenty of takeaway food options. Hilton has several hair and beauty salons, a bakery, pubs around the village, a village hall and a number of play areas for children. To the back of the village hall there is a skate park, football pitches and a tennis football court. The buses which run through the village provide a service which goes to other local villages as well as into Derby City Centre and Burton Town Centre. It has easy access to major road links with the A38 and A50 both just a couple of minutes drive from the village and the A516 to Derby.
