This beautiful, 2 bedroom end of terrace property on the edge of Hatton is a fantastic property in a great location with off road parking. This house has loads of character, you enter the property into the cosy living room, which has a feature fireplace and a stone arch which leads you into the kitchen diner, passing some handy under stairs storage on the way. The dining room has a beautiful open fire which is great for heating the downstairs area during the colder months. The open plan kitchen diner is a great size room with plenty of space for a large family dining table as well as additional furniture. The Kitchen area, which is bright and neutral space with room for free standing appliances, leads to the back of the house with a window looking out into the beautiful garden, making this a really lovely space. To the side of the kitchen there is a utility porch area which is a great space for appliances as well as somewhere to take off muddy boots! The staircase leads up from the dining room, with a door at the bottom which is great for keeping the heat in or preventing pets and little ones going up the stairs. The upstairs has 2 great sized bedrooms with the master bedroom looking out to the front of the house over the fields. There is plenty of room for a double bed as well as storage in this room. The second bedroom is also a really good sized double which has the beautiful outlook of the back garden and fields beyond. This room also has a built in cupboard which is great for storage. The family bathroom is also at the back of the house, this is a great size and even has space for additional storage if required. The garden on this property is fantastic, with a patio area as you step out the door which is great for seating and is a gorgeous little sun trap, the patio leads into a long lawned area, with an additional area at the back which makes a perfect shed area. This is a really lovely property in a village location with lots of amenities, fantastic walks and great transport links .

Welcome to our home! We have absolutely loved living here for 8 years but as our family has grown we are moving to somewhere bigger. The kitchen is the busiest room in our house with big dinning room and stunning Belfast sink. We think one of the best things about our house is the garden, it is so big and has so much room, it looks beautiful in the spring and summer with lots of sun. We love how it is close with a short walk the local shops, schools and train station meaning you don t have to go far to find what you need. Also a lovely place to walk dogs around the back which is nice and quiet and right by the river.

The Area

Hatton is a great family village and has something for the whole family. The local primary school is Heath Fields Primary School and the secondary school is in the neighbouring village of Etwall. Within the village there is a wide array of amenities with local convenience shops, takeaways, pubs and public transport links to Derby City Centre, Burton Town Centre and the local villages. For commuters, it is ideally situated being just a few minutes drive to the A50 and is close to the A38 too. There are playing fields within the village as well as being able to walk across the fields along the river Dove.
