"A purpose built four bedroom barn in a quiet area of the popular village of Stoke Fleming. There is ample parking, a double garage and a good sized garden. EPC Band E

SITUATION Stoke Fleming is a quintessentially English village with a primary school, local store, active church, village hall, a restaurant and a village pub at its centre. Located within the South Hams, an AONB with splendid coastal scenery, the village stands in a prominent position overlooking Start Bay. DESCRIPTION A characterful barn conversion approaching 3000 sq. Ft., which offers reverse level living accommodation over two floors. There is a fabulous open plan living concept, an abundance of original character features and some with historical interest. There are a total of four bedrooms, three receptions and two bathrooms. The grounds are pleasant and private, enjoyed by a westerly conservatory and there is ample off road parking and garaging. ACCOMMODATION A spacious entrance hall with a flagstone floor and feature stone wall leads to the principle rooms. The master bedroom is dual aspect, overlooking the garden and with a high window to one side. There is a dressing room and en-suite which comprises a walk in shower, WC, wash hand basin and heated towel rail. Bedroom two is a generous size double with high windows. There is a family bathroom with a shower, bath, bidet, WC, wash hand basin, a heated towel rail and a coat cupboard. Bedroom four is front aspect and has built in storage cupboards.
 
Stairs rise to a half landing, with double doors to the garden. Two sets of stairs straddle the galleried landing and rise to the first floor, which is mostly open plan with a vaulted ceiling running the length. The rear wall of the property is exposed stone and there are picture windows with stone surrounds to the front and the rear windows overlook the garden. The living area is spacious and carpeted, with a feature wood burning stove set into an ancient stone surround with a wooden mantle. Double doors lead to the westerly conservatory, which offers additional seating space and has an established grape vine. The dining area has plenty of space for table and chairs and is perfect for entertaining. There are exposed wooden floors which continue in to the kitchen. This offers under counter and eye level storage cupboards, a cooker with a 7 ring gas hob, space for under counter fridge and dishwasher and a Velux window allows plenty of light. A utility room offers further space for fridge/freezers and has plumbing and space for washing machine and a tumble dryer. Bedroom three is a generous double with a rear aspect window and a Velux window. The airing cupboard houses the ventilation system. OUTSIDE A gravel drive way offers ample parking for the property and leads to a double garage with electricity and water. There are two additional parking spaces allocated to Redstone Barn in the main driveway in Manor Court.
To the rear of the property is a good sized garden which is largely laid to lawn with mature shrubs and plants along the west border. Two patio areas to the rear and side of the property offer plenty of space for outside seating and al fresco dining. SERVICES It is understood that all mains services are connected except gas (no gas in village). Oil fired central heating. LPG services the gas hob. TENURE Freehold. LOCAL AUTHORITY South Hams District Council. DIRECTIONS Take the A379 from Dartmouth to Stoke Fleming. Upon reaching the village centre take the right in to Church Road.
