"This is a fabulous four bedroomed barn conversion located in the village of Branthwaite yet with beautiful views in a south and westerly direction towards the Lake District fells. The barn was converted by the present owners four years ago and offers delightful yet spacious accommodation on two levels ideally suited to a family. To the ground floor there is a lovely farmhouse kitchen with central island unit and double range cooker in alcove and dining area, a utility room and wet room entered from the inner hall, and again another large room being the sitting room with wooden floor. There are three double bedrooms and a spacious single at first floor level, en-suite shower room and family bathroom. Externally there is ample parking and the garden is laid to lawn which is easy to maintain. All in all a lovely family home in a good location.

THE ACCOMMODATION ENTRANCE HALL: via glazed arched entrance area with stairs to first floor, and access to all rooms.<br/>LOUNGE: a lovely spacious room with wood flooring, feature windows with stone surrounds, gas stove on stone fireplace with television point, exposed beams.<br/>FAMILY KITCHEN: a large room offering both kitchen and dining facilities. The kitchen has a tiled floor and is fitted around the central island with sink unit in granite worksurface and freestanding pine or coloured units as appropriate. There is a double Range unit within the fireplace alcove, dishwasher and fridge freezer. Useful walk in cupboard for storage, external door. The dining room has the advantage of telephone and television points. <br/>UTILITY ROOM: with plumbing for washing machine and tumble dryer. Door to<br/>WET ROOM: with shower and w.c.<br/>STAIRS: pine staircase leads to a spacious landing with useful walk in undereaves storage area and two built in double cupboards. <br/>FAMILY BATHROOM: fitted in white with a roll top bath with chrome tap connected shower, wash basin, and w.c. Spot lighting, tiled floor.<br/>BEDROOM 1 (MASTER BEDROOM) a double room with Velux windows and en-suite shower room off with shower in cubicle, wash basin and w.c.<br/>BEDROOM 2: spacious double with built in cupboard and Velux windows.<br/>BEDROOM 3: spacious double with built in cupboard and Velux windows. <br/>BEDROOM 4: spacious single room with built in cupboard. EXTERNALLY There are two lawned areas either side of the parking area and a patio immediately outside the house. FACILITIES Heating is by way of gas central heating. DIRECTIONS From the centre of Branthwaite (The Riverside Pub), proceed up the hill towards Dean. Pegwell Lane is located on the right and No 3 is on the left. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent which will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears.
