"A one of a kind property with so many opportunities. This is a traditional three bedroom detached farmhouse offering lots of business potential and the option to extend the living accommodation. Positioned just 2.4 miles from the Town of Sedbergh this property also offers great access down to Kirkby Lonsdale through to the A65 and also only seven minutes from the M6. Internally the farm house is charming and characterful with lots of the features you expect in an old rural property. The enclosed rear porch leads into the kitchen dining room. This has a range of white wooden units with a Belfast sink and a feature cream Aga. Between the kitchen and lounge is a small snug, with window overlooking the front garden, this is an ideal snug or home office area.
The lounge is a good sized L shape room with a multi fuel stove on a raised flagged hearth and two windows to the yard. There is under floor heating throughout the lounge and snug. To the front of the property there is the entrance hall and porch leading out to the patio and garden. Stairs lead to the first floor. On this level there are the three bedrooms and the family bathroom. The bathroom also has under floor heating and comprises a W.C, wash hand basin, roll top bath and corner shower cubicle. Another staircase leads to the attic. This is a useful room, ideal as an additional bedroom space, children lounge or hobbies room.
The outbuildings and external space with this property offers so much potential with great flexibility and numerous business opportunities. There is a large yard to the rear of the house offering ample private parking and working space. Attached to the farm house is a 1185 sq.ft barn, this provides a great development opportunity to extend the farm house for additional accommodation or to just use this a large dry storage and work area. The detached barn offers 1277 sq.ft of space, this has been separated to include a ground floor store room, the middle section has four 10ft x 10ft looseboxes fitted and there are large wooden double doors out into the yard. The other section of the ground floor area is another store room. Above this there is a tack room, accessed via an external staircase and has a 5 lever lock steel door and to the other side is the hay store.
Across the yard is an open lean to with two more looseboxes, outside W.C and another barn currently used as kennels with three galvanised steel cages and a wall heater. To the front of the house there is a Westerly facing garden with planted borders, allotment area and a wooden summer house with decking area. The 4.3 acres of land adjoins the garden and is currently used for 5 horses. This land is within a ring fence and is a very useable flat meadow. Within this is a 60m x 30m enclosed ménage with all weather sand and rubber surface.
This is a truly rare combination of charming house, large useful outbuildings and quality land.
