"INTRODUCTION Situated on the fringes of town and with open aspect to the rear, this traditional three bedroomed semi detached house has a lot to offer. Now requiring some modernisation, there is potential to extend (subject to planning) and remodel. There is a good sized garden to the rear, parking to the front and garage/workshop. 

ACCOMMODATION To the front of the property is an open arched porch and entry is via a UPVC double glazed door into the entrance hallway. There is a radiator and useful cupboard under the stairs (with window).

With a large double glazed bay window to the front aspect, the Lounge is a bright room with a central gas fire set to a wood surround with marble style hearth. There are alcoves to either side and a curved radiator under the window. The dining room is located to the rear and has an internal double glazed window to the sun room. There is a gas fire with back boiler, recessed original style cupboard with drawers under and a radiator.

The kitchen and adjacent room are fitted with base units, worktops and both have a double glazed window. The kitchen area has a stainless steel sink, space for cooker and fridge and plumbing for a washing machine. The adjacent room would be suited to adapting into a utility room or opening into the kitchen (subject to planning). A door leads to the rear patio.

From the first floor landing a double glazed window looks to the side and there is access to the loft.

There are two good double bedrooms, one facing front and one to the rear with open aspect over fields. The third bedroom is a good single and again faces the rear aspect. All three bedrooms have a radiator and double glazed windows. The family bathroom is a good size and is fitted with a coloured three piece suite comprising wc, pedestal wash hand basin and bath with shower over. A frosted double glazed window faces the front and there is a built in airing cupboard with shelving and cylinder
 

OUTSIDE To the front of the property is driveway parking and a garden area. A narrow driveway leads to the rear. The rear garden is divided into area with a patio, lawned area and garage/workshop (18' x 8'), there is a further outhouse adjoining the house.

Accessed externally is the sun room which is double glazed to three sides and offers lovely outlooks over the garden to the fields beyond
 

DIRECTIONS Leave Kendal heading north along Stricklandgate into Windermere Road passing St Thomas's Church on the left. Take the first turning on the right into Burneside Road and proceed along this road approx 1 mile passing the Law Courts on the right handside and continuing underneath the railway bridge. Proceed up the hill passing the entrance to the Briery Meadows development. Continue down the hill and property is on the left hand side opposite the entrance to Carus Green Golf Course 

LOCATION Kendal is known as the Gateway to the Lakes and is easily reached from Junction 36 and 37 of the M6 motorway. Kendal train station links to Windermere station and Oxenholme station services London Euston.

Nestling to the north side of Kendal, Burneside Road is well positioned for town amenities and as well as travel into the Lakes. The A591 Plumgarth roundabout is a short drive, affording further access to the M6.
