"INTRODUCTION This traditional stone built Victorian house offers good internal space with excellent scope to improve and modernise. Offering 2 reception rooms and 3 bedrooms, there is an opportunity to create a lovely family residence/buy to let or a comfortable home for those wishing to be close to Kendal town centre and all its amenities. No Chain! 

ACCOMMODATION This traditional stone built home offers great potential and will appeal to investors and those seeking to upgrade a home to their own specification.

Various original features remain internally and once in the entrance hall you can see that the original coving has been retained and the feature alcove. Stairs lead to the upper floors and there is access to the lounge and 2nd reception room.

The lounge again has original coving, picture rail and central ceiling rose in place. The feature bay sash window offers a front aspect and there is a tiled open fireplace with two alcoves and storage cupboards to each side. A double radiator is installed.

The 2nd reception room is spacious and perfect as a formal dining/sitting room and again benefits from a further fireplace which has a gas fire installed. There is a storage cupboard to chimney recess, picture rail and telephone point. All important storage is provided beneath the stairs (to include a safe!) and there is an aspect over the rear yard from the sash window.

The kitchen is in need of complete remodelling, presently it offers butlers sink and storage cupboard., double central heating radiator and plumbing. The window and door are now UPVC double glazed. Beyond is the bathroom which comprises a WC with high level cistern, pedestal wash hand basin and panelled bath with Gainsborough shower over. A radiator is installed and there is a side window.

OUTSIDE To the front of the property is a small walled garden area and gated pathway leading to the front entrance.

There is a gated yard to the rear of the property which is mainly tarmacked and provides a large store and coal shed. Further improvements can be made to provide a pleasant patio garden/off road parking bay. There is vehicular access from Park Street and Park Avenue and the yard enjoys a southerly aspect. 

LOCATION Kendal is known as the Gateway to the Lakes and is located easily from junction 36 or 37 of the M6 motorway. Kendal train station links to Windermere Station and Oxenholme Station services London Euston.

A perfect location on the fringes of the town centre, a short distance from Heron Hill, Vicarage & Dean Gibson Primary and Kirkbie Kendal Secondary School. Asda and the town centre are close and Westmorland General Hospital and Oxenholme Station under a mile away.
