"INTRODUCTION This beautifully presented detached 3 bedroom bungalow is situated on a generous plot and has the advantage of being a level walk to most amenities. Having been tastefully upgraded by the vendor, it's a home ready to move into! Complete with garage ample off road parking and large garden it warrants an early viewing! 

ACCOMMODATION On entering the property via a wood effect UPVC double glazed door, there is attractive wood effect laminate flooring and all important storage cupboards, one which houses the Vaillant gas fired boiler. There is access to the loft via a hatch and radiator fitted.

The light and airy lounge has a large picture window and feature Victorian style fire surround with inset cast iron gas fire with tiled insets and hearth. Television and telephone points are fitted and double radiator.

Within the kitchen is a range of wooden wall and base units and the contour worksurface incorporates a single drainer stainless steel sink. An eye level double oven is integrated and there is a separate 4 ring gas hob with concealed extractor over. There are two good double bedrooms, one with a front aspect and the other having a garden outlook. Both have built in cupboards with hanging rails and radiators fitted A telephone point is fitted to the rear bedroom.

There is a smaller bedroom situated to the rear of the property with a rear garden aspect, this also benefits from further storage and wood effect laminate flooring. A versatile room which could be utilised as a further bedroom/study etc.,

The family bathroom comprises a WC, pedestal wash hand basin and mixer tap, panelled bath with Mira power shower over and has complementary tiling to walls. A radiator is fitted and there is a UPVC double glazed window 

OUTSIDE To the front of the property is a well tended lawned area with well stocked borders. There is an adjacent section of lawn beyond the driveway and also a border beyond the footpath. LOCATION Kendal is known as the Gateway to the Lakes and is located easily from junction 36 or 37 off the M6 motorway. Kendal train station links to Windermere Station and Oxenholme Station services London Euston.

The Heron Hill development is located on the Southern fringes of Kendal with doctors, shops, supermarket, train station, primary and secondary schools all within close proximity. Access to the M6 motorway is a short drive away at Junction 36.  

DIRECTIONS Leaving Kendal heading south, proceed along Burton Road passing the Leisure Centre. At the traffic lights turn left onto Heron Hill passing the Spar shop on the right and continue into Hayfell Avenue. Proceed down the hill towards Heron Hill School and the property can be found on the right hand side on the level.
