"INTRODUCTION Situated in the popular Fellside Area of town, this deceptive cottage style property has a lot to offer buyers. With accommodation over four floors, there is scope to adapt and personalise the layout. Some improvements have already been made, however some updating and decorating still remains.  

ACCOMMODATION Approaching via the wooden front door, the entrance hallway has stairs to the first floor and the lower ground floor. Doors with a glazed panel lead to the study and lounge. Telephone point. The Lounge has a sash double glazed window to the rear aspect and a radiator. There is a shelved area previously used for a computer and a telephone point. The adjacent study has a sash double glazed window to the front and is shelved with an integrated desk area. There is a built in meter cupboard and a radiator.

The lower ground floor has a good sized storage area and a radiator, the floor has flag style tiles and separate doors lead to the kitchen and bathroom.

The Breakfast Kitchen has two double glazed windows overlooking the courtyard and a door leading out. Fitted with cottage style base units with solid block worktops, there is plumbing for a washing machine, space for gas cooker and recess for a fridge/freezer. Contemporary mosaic splashback tiling and continuing flag floor. There is a radiator and wall mounted Worcester boiler.

The bathroom is internal and fitted with a white three piece suite, vanity units and shelving. There is some panelling to the walls and an extractor fan. There is a radiator and flag style floor.

The two bedrooms are accessed from the first floor landing and both have sash double glazed windows. The bedroom to the rear has a great view over Kendal and the front bedroom a good sized storage cupboard. Both have radiators. There is a useful wc facility on this floor. The attic room is accessed via a separate landing area with storage and staircase. With restricted head height the attic would be great as a playroom or occasional bedroom with two velux windows and a radiator 

OUTSIDE To the front of the property are residents permit parking areas.

To the rear is a small courtyard area with space to sit out and brighten up with pots and tubs. No 53 has access across neighbouring yards with bins etc.,
 

LOCATION Kendal is known as the Gateway to the Lakes and is accessed easily from junction 36 or 37 of the M6 motorway. Kendal train station links to Windermere Station and Oxenholme Station with services to London Euston.

Fellside is popular with families, professionals and retired persons alike, being a short walk from the town centre and close to schools, supermarkets, restaurants, recreational areas and The Brewery Arts Centre. Open countryside is also easily reached and Windermere only approx 7 miles away.  

DIRECTIONS From Windermere Road, turn left onto Queens Road. Take the first left and then first right onto Serpentine Road, the property is located on the hill to the left hand side. Alternatively proceed from the town centre up Allhallows Lane onto Beast Banks and then Greenside. At the crossroads turn right onto High Tenterfell. Turn right onto Serpentine Road and the property is located a short distance along to the right hand side
