"INTRODUCTION Situated to a cul de sac, this three bedroomed semi detached house is offered with no upper chain and has scope for further improvements. Well located for primary and secondary schools, the property would make a great family home and early viewing is recommended 

ACCOMMODATION Access via the side driveway area and open porch. A UPVC double glazed door with adjacent frosted panes leads into the entrance hallway. Doors lead to both reception rooms and there is a useful understairs cupboard, a telephone point and a radiator.

The bay windowed front reception room makes a lovely lounge with a good sized UPVC double glazed window with outlook over the front garden. There is a floor mounted gas fire with period style surround, double radiator and television aerial cabling. The second reception room faces to the side of the property and has a double radiator and living flame gas fire set to a tiled surround. There is a built in cupboard adjacent to the chimney breast. DIRECTIONS Leaving town on Castle Road, proceed under the railway bridge onto Sedbergh Road and up the slight hill. Turn left onto Sandylands Road and then left again onto Sandgate. Follow up and round Sandgate and Westgate is the last turning to the left hand side prior to the barrier. The property is located on the right hand side. 

LOCATION Kendal is known as the Gateway to the Lakes and is easily reached from junction 36 and 37 of the M6 motorway. Kendal train station links to Windermere station and Oxenholme station services London
