"INTRODUCTION This well proportioned family home is nestled within the popular and sought after village of Staveley on the fringe of the Lakes. Offered in good decorative order throughout and with the benefit of backing onto a beck, this property is also well positioned for local amenities including primary school. Easily managed rear garden 

ACCOMMODATION The property is entered via an entrance hall with useful hanging for cloaks, shelving and meter cupboard housing gas meter. It has tiled flooring and UPVC entrance door.

The dining area/snug provides stairs to the first floor and access to the lounge and kitchen. It has a front aspect from single glazed UPVC window, storage heater and dado rail.

The spacious lounge has dual aspects and a focal point Morso recessed wood burning stove set on slate hearth. There is also background heat provided by electric storage heater. A former storage space is cleverly utilised as a workstation and there is a dado rail.

OUTSIDE To the front of the property is a lawned area with hedge borders. There is a pathway which leads to the front door.

The rear garden is mainly level and flagged and offers a low maintenance area ideal for entertaining in. It also has adjoining beyond the garden boundary a beck.  

LOCATION Staveley is a popular village approximately 5 miles from Kendal and only a couple of miles from Windermere and the Lakes gateway. The village has excellent transport links having a railway station which services Oxenholme (mainline) and Windermere. It is only a short distance from the Kendal bypass which links to the M6 at Junction 36.
The village has great amenities including pubs, shops, butchers, primary school and the renowned Staveley Millyard. Countryside walks including Kentmere and Reston Scar are on the doorstep
