"If you look beyond the slightly untidy appearance you will see a beautiful property which will make you a lovely home. Originally it was the centre of The Grange which was converted sometime ago to provide 3 similar properties, No 2 of which is available to let now. There are some truly lovely features including original slate flooring, coving and architraves etc and the property benefits from a sitting room and large breakfast kitchen and three double bedrooms, all with delightful views. There is a paved garden area to the rear and a parking space immediately in front of a single garage.

ACCOMMODATION ENTRANCE DOOR: Leading into:
INNER HALL: with slate flooring, stairs to first floor
INNER LOBBY: ideal for storage
KITCHEN: Fitted with a range of base and wall units in oak incorporating stainless steel sink, electric cooker point, space for a fridge and ample space for a dining table.
RECEPTION ROOM: With open fire and tv point.
BATHROOM: With bath and shower over, wash hand basin and wc
UTILITY ROOM: Spacious room with door to the rear, plumbing for a washing machine and stainless steel sink
FIRST FLOOR LANDING:

CLOAKROOM: With wash hand basin and wc. FACILITIES There are electric storage heaters to some rooms and an open fire to the main reception room. EXTERNALLY To the rear of the property is a paved area with a right of way for fuel deliveries and wheelie bins only over the neighbouring property. There is a single parking space immediately in front of a single garage. DIRECTIONS From Cockermouth take the A595 towards Carlisle and after approx. 2 miles turn right, signposted Isel/Blindcrake. At Blindcrake turn right at the village green, signposted Isel and as you enter the hamlet, go over the bridge and take the drive to the right hand side where the red painted letter box is, and 2 The Grange can be found on the left hand side. THE RENT Rent is paid on a calendar monthly basis, in advance, and excludes charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. The deposit will be held by the Deposit Protection Service (a custodial service scheme in accordance with the Tenancy Deposit Legislation) and returned to you in accordance with the Tenancy Agreement. COUNCIL TAX Allerdale Borough Council (01900 702530) advise that this property is in Tax Band D. RESTRICTIONS At the landlords request pets or smokers are not permitted. Dogs may be permitted.
Tenants claiming Housing Benefit will not be permitted by the landlord. THE TENANCY The property is offered on an Assured Shorthold Tenancy. Unless otherwise stated or agreed, it will be for an initial term of six months.
Should a short-term let be agreed (i.e less than six months), an additional administration fee of ?175 (inc VAT) will be payable to Grisdales.
