"With a very unusual outlook to the front (there is something very interesting about it!) this is a light and airy 2 bedroom first floor apartment with new decor and carpets to some rooms, gas central heating, ample storage space - it will make you a great first time home.

ACCOMMODATION CONCRETE COVERED STAIRCASE LEADS TO:-
FIRST FLOOR LEVEL WITH ACCESS TO:

LOUNGE: With tv point and cupboard, kitchen fitted with a range of base and wall units in white with contrasting work surfaces over and tiling including stainless steel sink, electric oven and gas hob, storage space.
BEDROOM ONE (front): Double with cupboard.
BEDROOM TWO (rear); Double with cupboard
BATHROOM: Bath with shower over, wash hand basin and wc. EXTERNALLY There is use of the green area to the rear and parking is to the road at the front (subject to a resident's parking permit). FACILIITES Gas central heating. DIRECTIONS From Main Street proceed in a westerly direction towards Wordsworth House, turn left at the roundabout into Gallowbarrow, bear right to Sullart Street and the property can be found half way up on the left hand side. THE RENT Rent is paid on a calendar monthly basis, in advance, and excludes charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. The deposit will be held by the Deposit Protection Service (a custodial service scheme in accordance with the Tenancy Deposit Legislation) and returned to you in accordance with the Tenancy Agreement. COUNCIL TAX Allerdale Borough Council (01900 702530) advise that this property is in Tax Band A. RESTRICTIONS At the landlords request pets or smokers are not permitted.
Tenants claiming Housing Benefit will not be permitted by the landlord. THE TENANCY The property is offered on an Assured Shorthold Tenancy. Unless otherwise stated or agreed, it will be for an initial term of six months.

This is to be returned to Grisdales with the agency fee of ?99 (inc VAT) per applicant or ?189 (inc VAT) for a joint application. Subject to the Landlords approval, this will be submitted to Letsure for tenant assessment/references, after which we shall advise you of the outcome.
If you require a guarantor an additional payment of ?50 (inc VAT) is required.
If you are a company applying for the property an application fee of ?250 + VAT is required.
If, after you have taken possession you decide to share with a third party you must obtain the consent of the landlord or agent. The applicant will need to pay an application fee of ?200 (inc VAT) for references and the preparation of new paperwork.
