"17 Whinfell Avenue is a very well presented two bedroom semi detached house which occupies a position off Windmill Avenue, which in turn is convenient to the town centre. There is off road parking for one car (+ additional parking on the road), a small garden to the rear, heating and the property is partly double glazed. It is furnished and equipped to an excellent standard (or can be unfurnished if required) and offers one double & one single bedroom, fitted kitchen and lounge with access to the rear. All in all, a lovely property ideally suited to a single person or couple. Viewing is strongly recommended.

THE ACCOMODATION ENTRANCE HALL: with stairs to first floor and gas heater and doors to:- LOUNGE: with door to rear, useful storage cupboard housing gas boiler, television and telephone points, wall mounted gas fire KITCHEN: well fitted with a range of base and wall units incorporating integral washing machine and fridge, electric cooker and hob over. Stainless steel sink. FIRST FLOOR LANDING: with access to:- BEDROOM ONE (double): with large built-in cupboard with hanging rails and lighting. Wooden floor. BEDROOM TWO (single): with wooden floor. SHOWER ROOM: shower within cubicle, wash basin and WC. EXTERNALLY There is parking within the block paviored courtyard to the front for one car which is shared with the neighbouring property. There is a small courtyard garden to the rear with shrub and floral borders. FACILITIES Heating is by way of electric or gas heaters. DIRECTIONS From Main Street proceed up Station Street, turn left into Lorton Road and turn left into Kirkgate. At the top of Kirkgate the road bears right into Windmill Lane whereupon Whinfell Avenue can be found on the left hand side. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to a six weeks rent which will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears.
