"This is a fabulous two bedroom cottage which is situated within one of the oldest and most traditional areas of Cockermouth yet walking distance of the town centre. The accommodation has been maintained by the owner in an excellent manner and offers well proportioned rooms which have been decorated and furnished to a very high standard and comprises dining kitchen, lounge, downstairs toilet/utilty room, two bedrooms and bathroom. Gas central heating is installed and the property would be ideally suited to a single person or professional couple.

THE ACCOMMODATION SITTING ROOM: with stove, stairs to first floor, television point. KITCHEN: fitted with a range of base and wall units in cream with integral double electric cooker, hob and extractor over, fridge/freezer, 3/4 dishwasher. Dining room table, spot lights, door to: CLOAKROOM: with w.c., washing machine and boiler. Tiled floor. LANDING: with spot lights and access to: BEDROOM ONE: double in size with feature fireplace and beam, spot lights BEDROOM TWO: double in size but with twin beds, spot lighting, beam. BATHROOM: well fitted with bath and shower over and additional tap connected shower hose, wash basin, w.c., heated towel rail. HEATING AND SERVICES Heating is by way of gas central heating DIRECTIONS From Main Street proceed over the bridge by the HSBC bank and turn left into Market Place. Take the second turning on the right up Kirkgate and proceed up the hill. At the cobbled area mid way up on the right the property can be found just by the church lonning. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to a full months rent which will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears.
