EXTERNALLY Shared car park facilities are available, and there is access from the property to some 7 acres of land (including 2 acres of woodland and cascading beck), from which there are stunning views to the Western fells and Ennerdale Valley. The property also has access from the courtyard to a large storage building which adjoins the kitchen. FACILITIES Economy 7 storage heating, private water supply, 2 Southern Electric meters, septic tank which will be serviced by the landlord, internet access available but slow, Vodaphone receives full signal bars DIRECTIONS From the village of Kirkland turn left just after the speed bumps signed to Croasdale. Continue along here to the crossroads and turn right. Go down the hill, turn left at the bottom and you come into Croasdale. Barn Cottage is located within the development known as Croasdale Farm House on the left hand side as you start to come out of the hamlet and the access to the property is through the wooden gate into the courtyard. THE RENT Rent is paid on a calendar monthly basis, in advance, and includes charges for water supply and sewage disposal it excludes charges for Electric, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. The deposit will be held by the Deposit Protection Service (a custodial service scheme in accordance with the Tenancy Deposit Legislation) and returned to you in accordance with the Tenancy Agreement. COUNCIL TAX Copeland Borough Council (0845 054 8600) advise that this property is in Tax Band E. RESTRICTIONS At the landlords request pets or smokers are not permitted.
Tenants claiming Housing Benefit will not be permitted by the landlord. THE TENANCY He property is offered on an Assured Shorthold Tenancy. Unless otherwise stated or agreed, it will be for an initial term of six months.

Should a short-term let be agreed (i.e less than six months), an additional administration fee of ?175 (inc VAT) will be payable to Grisdales.

APPLICATIONS Applications for the tenancy are to be made to Grisdales. Each applicant over 18 will need to complete a Letsure Tenancy Assessment Form. This is to be returned to Grisdales with the agency fee of ?99 (inc VAT) per applicant or ?189 (inc VAT) for a joint application. Subject to the Landlords approval, this will be submitted to Letsure for tenant assessment/references, after which we shall advise you of the outcome.

If you require a guarantor an additional payment of ?50 (inc VAT) is required.

If you are a company applying for the property an application fee of ?250 + VAT is required.

If, after you have taken possession you decide to share with a third party you must obtain the consent of the landlord or agent. The applicant will need to pay an application fee of ?200 (inc VAT) for references and the preparation of new paperwork.
